Do I see dropped ceilings in the living and dining rooms? Ohmygod. There’s a restoration job right there. This place looks like it needs major work. The 2nd kitchen probably means someone wanted to convert it to multifamily. What’s the zoning in this area?
Great old house with awesome possibilities, though. Nice bathroom, good-sized bedrooms.
The 2001 price is probably right, considering how much work it needs.
Perhaps priced well for all the remodel/befuddling undo that is necessary to get back to the nice home.
I drive by this house often. It’s on a large lot and within a block of Mars Metra station. House needs an eventual redo on “renovation”, but is liveable now. Great house for a handy guy who works downtown who wants a lot of space. Safe neighborhood, and Bricktown mall takes care of all your needs (Target, Jewel, Marshalls, Lowes, Home Depot, Aldis, Pier One, etc.) Send your kids to St Giles (near Oak Park/North Ave) and you’re all set for a relatively inexpensive, relatively large house and lot, relatively good lifestyle. Look to your nightlife in Oak Park and Forest Park.

Have we reached a point where sellers are trying to beat the April deadline for the home buyers credit? Is there fear on the streets that once the credit goes away the sales will fall off a cliff?

Actually its a home i have been thinking about, and hinted to DZ and Sabrina last night about it, i too drive by it at least 2-3 times a week and love the outside. but the layout seems odd to me (read wtf hot tub in third floor bedroom and two kitchens).
Its a typical higher maintenance victorian, which i wouldnt mind i just dont want to do to much major work on the inside.

Dropped ceilings were the first thing I tore out of my apartment when I moved in. Of course, they were hiding truly fugly pipes, which I still live with. I have often wondered which is worse: the dropped ceiling, or the pipes. Not convinced I made the right choice–but I suspect this owner has a similar problem.
Ceiling pipes can be hidden with a framed out drywalled ceiling. You still lose some ceiling height, but it doesn’t look like sh#t like a suspending ceiling does.

Yes, I know you can do that, JPS. But as you point out, you do lose height. (And in my own case, you’d have to have a strange angling up near the windows, since the windows start within six inches of the true ceiling, but the pipes, in some places such as as the kitchen, hang a full foot and a half below the true ceiling.) I wish there were a simple fix!

Go north of grand it takes a dip go east past the shops/mall it takes a huge dip. go south to north ave or west to harlem its wonderful and i fell its a hidden city pocket of good blue collar family’s. its a mix italian/hispanic/black it was once mainly italian and polish blue collar. the schools are…well look to private as the its CPS average schools. many brick tudor line the streets and insanely manicured lawns are abundant. you WILL need a car for nightlife/good dining which will be done in oak park for all your shopping the brickyard which has Lowe, Homedepot, Target, Jewel, Babies R Us, Spports authority, Aldi, Marshals, Peir 1, Petsmart, office depot and office max, a sears in walking distance.
Plus around grand and harlem there are a few Italian bakeries left, harlem furniture, caputo’s market is amasing
I have an unrelated question: I’m a first time home seller in Lakeview and I’m getting ready to list my home. My agent offered a 5% commission. Is this is the norm? If I price my home competitively and it sells within a week or so, can I pay a lower commission because the agent didn’t do very much work? Not really sure how this works. Thanks!
Ok i just looked at the virtual tour carefully and found it creepy that the jacuzzi in the middle of the master bedroom has a mirror angled perfectly above it?

I had a seller want to give me a reverse offer on Monday. I said yes, but they haven’t given me one yet, perhaps they found someone else.

its like and old school bordello on the outside and first two floor and a millennium orgy room on the third floor.
when they have a open house i will report back, but from the pictures the layout and redo of some things (third floor master bedroom) may be too much work for me to want to do. 29 year old groove would be all on the work with great ideas old groove rather just open his check book and leave most ideas to the wife.

All commissions are (initially) negotiable. I don’t think you’ll be able to change the terms of commission after the fact. It would all be in your listing agreement, that you’d SIGN (read: contract) with the listing agent. And, be prepared for arguments like “this is the standard commission” or “everyone is charging 5%”. The arguments are a violation of realtor ethics rules, though. Negotiate!
And, get yourself some time with Google, and read up how this stuff is done in your area.
Wife is over at ruth park right now, she wants take a walk by the place and peak in the yard. i told her the lot is 50 feet longer than ours almost same width and she got all nippley/giddy. which doesnt mean much cause the house is st back a ways off the street so the yard would be the same size if not smaller than our cause of the pool.
It is good the house is set back, do to oak park ave getting steady traffic.
As i type ms groove is scoping the place out like a daytime cat burglar or something.
