  1. “it is the most expensive unit currently available in the building”

Looks like it might be the most expensive non-combined unit in the building *ever*. By $200k.

    2803 sold for $640 in May-22: https://www.realtor.com/realestateandhomes-detail/2626-N-Lakeview-Ave-Apt-2803_Chicago_IL_60614_M89104-46495

    +CPI = $704.

This one had been listed for rent for $6,000/mo, which implies a value of ~$700k.

Feels too steep for the building.

  2. Views are great, but I can’t imagine paying this much money and not having any private outdoor space.

Many view buildings don’t have outdoor space, but, thankfully it’s right across from one of the best parks in the world.

If I had to live somewhere without private outdoor space, this would be my preferred location.

We will see. It’s got 3 bedrooms but only 1500 square feet. If it were 1800 square feet, I think they could get it.

I also wish they had expanded the primary bathroom. The primary bedroom is huge. It’s so huge they could add a fireplace and sitting area. Why not extend the bathroom so you could put in a double vanity? I realize they may have to change the plumbing, which would be very expensive.

    Well, yeah.

1800:1500 is close to the same as $850,000:$$700,000. (it’s 840:708)

You’re saying the same thing as me, in a different way.

Not just expensive, difficult. Could possibly do a wall mounted/hung toilet, but depending on where the pipes are, might not be possible. Also, probably not allowed by the building – both from coring which risks unit below but also having wet areas above non-wet areas.

Don’t know. Depends on the building, right? And what you want to spend.

Probably not worth it in a unit under a million.
