I’m uh quite familiar with this building and the assessments include “high speed” internet and cable TV as well.
I’ll be able to tell you guys the exact square footage of this unit later tonight, but this indeed on the El tracks side. I’m not sure how loud it is on the top floor but its pretty loud when you aren’t on the el tracks side if you have your windows open, you barely notice with them shut.
This building has the most fabulous views if you’re not on the north or west sides of this building too (western view has a view of a 5′ away brick wall lol).
If you’re a younger person with a dog this is a great building thats pretty cheap for the $/sqft and low assessments in a great location.

Have to admit this place looks nicer than I would’ve thought, and that assessment does seem reasonable (to the guy who hates assessments). And I’m assuming Sonies would be cluing us in if they’d been increasing.
I went to a CAPS meeting shortly after owners started to move into this building. Someone complained that on the weekends the music from SoundBar (across the street) rattled windows up to the 10th floor. Hopefully they have resolved this problem, but beware unless you’re a hipster nightowl!
Assessments increased $44 but added internet & cable, for me personally anyway (since i was paying out of pocket for internet $40 anyway) it was a $4 increase for 2010 or less than 1.5% which isnt bad at all.
This building has zero amenities but recently added a bunch of security cameras and has a working call box to let people in which is far more cost effective than a doorman. Also the East bank club is two blocks away and for a couple its $295 a month for everything you could possibly want in terms of fitness, pools, etc.
So you went to a meeting back in 2005 and remember this little tidbit? I doubt it, i can’t hear soundbar when i’m walking directly next to soundbar let a lone across the street. But I don’t live on that side so who knows. The only thing that’s really annoying is the occasional packs of loud ass motorcycles in the summertime, but I guess you can have that anywhere in the city.
Sounds great for you Sonies, but if it’s a friendly place for a young person with a dog you can count me out.

Decent building, but the side that faces the tracks is very noisy. Maybe $400k on this side (incl. parking) — $425k if it were on the other side.

entrance is at hubbard and kingsbury that isn’t 6 blocks… its 3 blocks so I was off by one (because I didn’t count the entrance on the south side of the building).
Either way according to “le google” its .4 miles, so whatever 8 minute walk from EBC, boo hoo
There is only one entrance–and by my map, it is easily 6 blocks. that was actually a bit generous. Yes, it’s pretty close–so no need to exaggerate further!

Maybe by the new math. Ontario->Ohio->Grand->Illinois->Hubbard-Kingsbury sure counts like 5 to me. And then, since the entrance is really at Kinzie, which adds Hubbard->Kinzie, you’ve got six.
It’s still a sub-10 minute saunter, so it’s close enough.

I don’t count Ontario to ohio (630-> 600 North as a full block) nor do I count Grand to Illinois (530 -> 500 north) a “full block” but whatever.
When i walk over there its not far and its not on Kinzie as the official address is 500 N. Kingsbury, the entrance is more like 420 N. kingsbury

Our place is one block away. Love the neighborhood. We looked at several units there but they had no views. Sonies do you go to Hop Haus? Great burgers. Lots of clubs in the area. Lots of beautiful young women in short skirts and high heels walking around on weekends not that this really old guy pays a whole bunch of attention to that.

That kind of thing in CAPS meetings is often code for, “I’m getting old and now I want the neighborhood to change” or “The crowd’s getting too black.”

And of course I eat at the hop haus, my wife and I usually split a burger with a side of mac and cheese (instead of fries) since the portions are so insanely huge. Good stuff. They also have Hens Tooth which is an awesome beer that you cant find many places in the city.

What’s the ratio of renters to owners in your building? I had seriously considered living in this place at one point, but the seller wouldn’t budge on the price and I heard rumors that renters were taking over the building.
Not sure about now, but a year or so ago it was around (i think) 35%? renters? Can’t really tell as most people are yuppies, its not like people wear “hey i’m a renter” nametags. Its probably less than 50% still, but I’m not sure.
Also, i’d much rather have a 100% sold building and half be renters than a 50% sold new construction building with short sales and forclosures everywhere.
I used to live in this building. The ratio of renters is VERY high, and the renters are very young. Common problems included theft of mail and packages from mail room and hallways, tenants allowing pets to defecate in hallways, vomit in the elevators and lobby on several weekends, cars illegally parked everywhere in the garage, trash thrown here and there in common areas, cigarette butts thrown over balconies (not just a few, a lot) and of course the noise from the clubs. The first year, there was an anonymous campaign to overthrow the condo board. It was ugly.
