The main living area appears to have a unique modern wood paneled ceiling.

There is a den, an office and a unique feature of a theater room.

The unit has a primary suite.

It has the features buyers look for including central air, washer/dryer in the unit and 2 heated garage spaces.

This building is near Oak Street Beach, the 3 Arts Cafe at RH and all the other shops and restaurants of the Gold Coast including on Division and State.

Originally listed in May 2023 for $5 million, it has been reduced several times and is now listed at $3.495 million.

  1. How do you overshoot by $1.5 million on the listing? Seems to suggest some ineptness on the part of the realtor in setting the seller’s expectations. All that paneling makes this place look more like a hotel conference room.

    $160K in annual assessments and taxes seems like a really great use of $$…

    4E closed at $4.1625 in Mar-23. PSF, using listed sizes, that implies $4.6+ for this one. Initial ask on 4E, on ppsf, puts this one a little over $5.

    They are extraordinarily different in finishes. Polarizing even.

    It’s absurd when non-rich people complain about rich people problems. If you are buying in this small boutique building which also has full-time door staff, you can very much afford spending all of this money on the building’s upkeep, your door staff’s health insurance and pension, and the taxes.

    All real estate has costs associated with it. The people buying here don’t want a SFH with all the costs with that. And they likely DO want door staff for security reasons. They will pay for that privilege in a small building like this.
