The unit went under contract quickly and recently closed.
It was extra wide with a renovated kitchen. But it kept a lot of its vintage features including a wood burning fireplace with antique mantle.

400k and no parking, crazy. At least it has air and laundry, maybe it has decent street parking but if I’m dropping that much on a place it better come with at least one parking spot.
The assessments are very low, which makes renting or leasing a parking space at one of the nearby garages a reasonable option. I think that’s a good deal – it looks like a quality unit.

They strike me as a bit TOO low for a 20’s building, even one without elevator or doorman. Not sure what the assessments cover since the listing is down now, but I’d be worried about maintenance and reserves.
I know someone in this building. It appears to be quite well maintained and is pretty “no frills” in terms of amenities (heat is not covered, i think). Parking is pretty rough on that street, though, and there aren’t a lot of private spaces nearby (though there are some private lots on Halsted, about 1/2 block away).
Great building, IMO, and the unit looks nice.

If you want a smaller 2 and 2 with parking for $350K-$400K in East Lakeview, no problem. 739 W Brompton is huge. How about some context, location, room size etc…?

I don’t see why this is TOO low – there are a reasonable number of buildings in this area without heat included, no doormen, no gym etc that have assessments in the $150-300 range. Old buildings with good construction and decent maintenance don’t need massive assessments to deal with masonry falling into the street. They need an $8-20k reserve to deal with roof repairs, repainting the stairwells etc. And this is easy enough to build up with an extra $50/month from each unit.
And if I’m going to spend $350, I better get Park Place.
I love this place. Why don’t places like this show up when I do searches on dreamtown.com? Is there a way to get access to all of the MLS?

The MLS only lists houses for sale or that haven’t closed. The MLS doesn’t list every house out there as most people’s homes aren’t for sale at any given time.
