The Conservatory was started in 1976, but per Dan #2 in another chatter about the building from 5 years ago, it appears it wasn’t completed until 1979.

It has 39 units with just 2 units per floor. There is attached garage parking and 24/7 door staff along with an on-site engineer.

This unit is “brand new rehabbed.”

There are engineered white oak hardwood floors throughout the 2000 square feet.

The living room, dining room and kitchen are open concept and face the Lake and Lincoln Park, including the conservatory.

There’s a balcony with “million dollar views” off the dining room.

The kitchen has white cabinets with gold fixtures but neutral wood cabinets on the double sided island which seats 3. It has “top of the line” appliances including Cafe/KitchenAid/Bosch, 2 ovens, a high-end refrigerator, steam capable microwave, a luxury Rohl faucet, a ventred range hood and quartz counter tops and backsplash.

The dining room has a dry bar with what looks like black cabinets with 2 Zephyr wine/beverage coolers.

All three bedrooms face west and are en suite. There is also a powder room near the kitchen.

The primary suite has a walk-in-closet and an en suite bathroom with a walk-in-shower with two shower heads and 6 body sprays, marble tiles, a double vanity and Kohler fixtures.

This unit has the features buyers look for including zoned cooling, washer/dryer in the unit and one garage space is included.

This building is in a prime location for those looking for a Lincoln Park address, with the Zoo and Conservatory across the street. It is next door to Mon Ami Gabi restaurant and is near the shops and restaurants on Clark.

There are several bus routes nearby.

Last time we chattered about this building in 2019, there was a lot of discussion about the “high” assessments. Keep in mind, the building only has 39 units and full time door staff.

This unit last sold from a long-time owner in April 2024 for $700,000. It came back on the market rehabbed for $1.25 million.

    on the other hand that is brutal space to get in and out of the driver side door. I wonder what the garage layout is and if you could back into that spot with modern car cameras

  5. All things considered, I like it. I’d install something similar to the dry bar/cabinets over on the opposite wall, probably with folding cabinets to hide the tv (or at least provide a darker background for it). I suppose I’d like the assessments to be about $800 lower for not having a pool. They’re pretty much in co-op territory.

    Anyone been to the Bond exhibit at the Museum of Science and Industry? If so, is it worth the trip?

    Agreed anonny. I felt like the living room was really missing some built-ins. There are two walls you could do it. It just feels like an empty box right now.

    About the Bond exhibit: yes, it’s worth it. I think they have also opened the Christmas tree exhibit too. “Trees from around the world.”

    Per the 1999 A&R declaration, it has 2 parking spaces. I don’t see a subsequent amendment transferring it, but who knows?

    As of the ’99 revision, there were 8 full floor units (including 25-29, inclusive, 22, 15 & 10; and maybe 2 more (7&21) with common ownership, but not formally combined as to the HOA) and 5 duplexes.

    #15’s HOA of $4215 indicates a current total annual HOA of a bit over $1.5m.

  8. Thanks for citing my historic info. Yes, I grew up near there and remember the long delay getting that building finished. It stood half completed for most of 1977 and 78, if memory serves.

    The location is perfect, but I’ve always wondered why people pay big bucks to live in such a generic, 70’s building with no windows on either side.

    On the one hand, it makes me even more leary to buy in the building. Less owners.

    On the other hand, these owners all seem pretty well to do.

    Location, location, location. Views are great too.

    Before Lincoln Park 2520, what choice did you have?

    Most apartments are square boxes in the sky. And many condos don’t have multiple exposures.
