We last chattered about this 4-bedroom rehabbed single family home at 4112 N. St. Louis in Irving Park in November 2011.

Originally bank owned, it was bought, rehabbed and then came on the market in August 2011.
In our November chatter, when the house was listed for $409,000, many of you thought that was too high and that it would likely sell for $370,000 or $375,000.
It is still on the market and has now been reduced to $384,900.

Originally built in 1896, it is now a 4-bedroom with 4 bathrooms. The master bedroom now has a master bathroom complete with a jacuzzi tub. There is a bathroom on every floor, including in the lower level, which is also where the recreation room is located.
The house has a custom built eat-in kitchen with granite counter tops and stainless steel appliances.
Built on a standard Chicago lot of 25×125, it has a two car garage and 2 decks, with one off the kitchen and one off the second story master bedroom. The house also has central air.
Is this price getting closer to the market in this neighborhood?

We saw this when it dropped below $400k. It is staged beautifully and it is a nice starter home. As far as we could tell they put good work into it. Not high end but not cheap-o on the fixtures, etc. IIRC the upstairs floorplan is better laid out than many older homes we’ve seen where you have 3-4 bedrooms off the stairway.
Good proximity to blue line and expressway, bit of a hike to brown line. We would consider it if we didn’t already live in the neighborhood and want out.

icarus, why do you ‘want out’?
A variety of reasons. Gang activity has increased a tad since I moved here and when friends come to visit parking can be problematic. Most of the places we go are west of here and my perception is that the houses are spaced a little further apart from one another in those nabes. Mostly, I think we just want a change of scenery.
Yeah, this is about a mile from all the train stops–not particularly convenient. And the neighborhood isn’t really hoping either.

Icarus, what do you think of the Irving Park area around Sacramento and east of that?
I think things have improved considerably in the last decade. You”ve got Leader Bar, Pitchfork, a wine bar to name a few. It’s closer to Horner Park which can be nice most of the year except the two times a year when certain groups have their parade and post-parade parties. Then the traffic is a nightmare though the cuisine is delicious.
When I first moved here, the CAPS reports were always about problems around Sacremento & Whipple…now the trouble seems to be moving to Kimball.

Icarus what did you like about the staging? I saw it too and I thought the staging was terrible, the furniture was way too big.
we saw this place too. I wasn’t impressed at all. There really is no dining room and the room downstairs really isn’t much more than an office. The finishes were just OK and the staging was awful. The location was really the downfall. That area is in a no-man’s-land, not really close to parks, shopping or transport. The agent’s wife (or whoever was sitting on the couch) was totally disinterested as well.

Archie, it’s been a while so I don’t recall specifically. I think the staging helped me visualize each room for its purpose. For example, the furniture in the downstairs office made me actually think I could WFH downstairs in the basement instead of having to convert a bedroom on one of the upper floors. And while the front room was small, I could see Nightingale and me having some coffee, reading our sunday paper while deciding what we should do first, replace the tires on our car that is now on cinder blocks or call 311 about the garage tagging 😀
