Rehabbing A Bank Owned 4-Bedroom Victorian Near Humboldt Park: 1726 N. Richmond In West Town
This 4-bedroom Victorian at 1726 N. Richmond in West Town just came on the market after a total rehab.
If you’re wondering about the location, so did I.
The listing has it as West Town but in the actual description it says it is a “gorgeous Logan Square gut rehab.”
You can’t be both West Town and Logan Square as those are two separate designations. The other properties on the street also have been or are designated as West Town. But if you cross north of Bloomingdale, the next street north of this house, it switches to Logan Square.
You’re also just 2 blocks north of Humboldt Park. If you go two blocks directly west, crossing over Humboldt Boulevard, you’re then in the Humboldt Park designation.
So let’s just say this house is on the edge of three districts: Humboldt Park, Logan Square and West Town- but it appears West Town is its official designation.
It’s similar to the other rehabs we’ve seen going on all over the city but this one went from a 2-flat to a single family home.
The house had previously been bank owned and was sold in June 2012.
According to the listing, everything is “new.”

Built on a standard 25×125, it has a 2 car garage and central air.
The house now has dark hardwood floors, crown molding and wainscotting.
The kitchen has white modern cabinets (IKEA or European in style) with granite counter tops and stainless steel appliances and a mosaic tile backsplash.
There is a finished basement with a lower level family room and one of the 4 bedrooms is also in the lower level.
While buyers love “new”, can this neighborhood support an almost $400,000 price tag?

House is much nicer now and no longer an eyesore but who knows.
I don’t understand how one spends this kind of money to rehab and then doesn’t stage the house. This space, especially the kitchen/dining area, would benefit greatly from staging.
The rehabber did a great job on the exterior… I have no idea on the quality, but it sure looks great in the photos. The material choices in the Kitchen and Baths leaves a lot to be desired, but Im sure someone will jump all over this very near ask.
With the Bloomingdale Trail finally becoming reality, this area will most likely improve.

This is a nice looking place, but $400k seems a bit too high. Easy access to Logan Square and Bucktown/Wicker Park should keep it in the high-$300k range.
Great looking home, a good example of vintage exterior, modern interior. Believe me, this can be done horribly horribly wrong (i.e. the row home in LP the other week), but this done well. The bathroom tiles is a bit too much but other than that, this is a nice home.
Someone is really partial to blue. Either that or there was a serious paint discount involved.
@mh. I agree on the blue paint. This house would have looked much more contemporary with plain white walls and matched with the other finish choices.
@dude and homedelete. Overall the kitchen and baths look pretty good, but I also cringed at the tile in the bathroom and the use of the vessel sinks already dates a brand new remodel, which is a shame.
Optimism made America great. That and bountiful resources, advantageous location and the decimation of a hostile native populace.

This is still Humboldt Park. The Bloomingdale trail is closer to fruition than it was previously (they received $2M from the city that was unused for NATO security costs), but that won’t cause the price to swing that much in my opinion. I just do’t see it going for much over $350K.
I’ve looked at places in this area in the past and just am not that impressed. It’s not safe enough to warrant a long-term investment unless you aren’t planning on having kids live there ever.

Really? I was going to take a drive by this place, but then I looked at the map. The north perimeter of Humboldt Park along North Avenue is a crap hole. What’s so good about this area???

Wow. Your deck is missing too many cards to count. Humboldt Park is frikkin gorgeous. Let me guess – you haven’t actually spent any time IN the park in years, but instead just drive by it. Pitiful.
Yeah its a beautiful park, with exception of the few strange wandering hobos but you can’t deny its awesomeness
I think when Humboldt Park was built it was at the edge of the city of Chicago and was a marsh and prairie. The park itself was where Jens Jensen had his offices at one point. Lots of people brought their kids skating. I have been inside the park during the summer with friends and it felt very scary once it was getting dark. We did not feel safe at all.
DaveM: I guess you too are missing a few cards from the deck. Don’t listen to these two knuckleheads, they’re obviously high from the pot they got from the Puerto Rican gangbangers that hang out in/around the park.
Go visit the place yourself, people. The north side of the park is dismal, a major through road cuts the park in half. The outer ring-type roads make the periphery of the park totally useless and uninviting. The stretch of retail along North Avenue west of Western is dismal and depressing, and poor.
The only redeeming quality of the park is the boathouse area, as I mentioned. But that too makes one depressed because of all degraded society you see around there, shuffling along like dimwits, etc. The park makes you think how nice Chicago once really was for the middle-class, no longer. PS They have a nice little league field there.

Echoing Sonies, any decent-sized park is loaded with both old and Young Urban Hobos after-hours. What exactly does one do in a park after 11 that isn’t legally dubious? I think Helmethofer may just be offended the gay Rican gangbangers didn’t find him attractive.
