Related Introduces The “Signature” Units At Harbor View: 1901 S. Calumet In The South Loop
Many of you have been chattering about when Related would list some of the South Loop condos it bought from the bank in 2012.
Wonder no more.
Related just listed a bunch of units in Harbor View at 1901 S. Calumet.
The most expensive appears to be Unit #2501, a 3-bedroom with 1580 square feet. It is listed at $509,000. (I can’t tell if that includes the parking or not.)
The “Signature” units have 9 foot ceilings.
The kitchens have Snaidero cabinets, quartez counters, and Bosch stainless steel appliances.
The baths are stone and porcelain.
If you’re just itching for the excitement of a newly opened sales center, you can check out the open houses this weekend on all of these units from 11-4 pm on both Saturday and Sunday.
Will the addition of the Snaidero cabinets and quartz counter tops (which separates them from the cherry/granite combo which is prevalent in the South Loop) help spur sales?
And if inventory is really just 100 units in the South Loop- is Related positioned to sell these quickly?

I just came across this very informative and LONG article (what else could you expect from me?) in an architectural magazine. It is a dowloadable PDF article which would be of great use especially to Realtors and others who follow the economic aspect of new properties. seems like some top notch marketing photoshopping going on. as unit 1201 has the same photos with the same views. and judging from the height unit 1201 would be it seems like it would have that vantage point
I’m sure they’re nice, but I think being that far south and that from convenient public transportation will hurt the market for these.
It states in a crain’s profile dated 9/3/12 that Mr. Wolf is being tasked to “sell 500 South Loop condominiums acquired in June…” Many more than just 100.

You’re right next to some metra tracks…

I doubt that someone interested in buying the the south loop (close to the city) would consider the metra tracks as an acceptable public transportation alternative. To me, the whole benefit of being in the South Loop is how quickly you can get downtown to work/entertainment without a car.
Ok then you have the 12 bus or the 1,3, and 4 buses two short blocks away or you could hop on the 21 cermak bus to get to the red line in a few minutes
Plenty of public transportation options as Sonies stated,plus you always have an abundance of cabs that go back and forth from McCormick Place.
This is also just north of one of the proposed sites for the new DePaul gym.
I do’nt think any of those photos are real. I also think they’ve overestimated the demand for $300+ psf condos.

Smart idea to put “Snaidero” cabinets in there. People will be attracted to the brand, and not notice how small the kitchen actually is, and Related didn’t have to actually spend much $$$ on Snaidero because, again, the kitchen is tiny.

Just my opinion, but I think it was very smart of Related to re-do the kitchens in some of the units and put Snaidero cabinets in. Not only is the brand recognized but very few buildings have used it so at least it makes this product stand out from the rest.
When are the other buildings going to come to market?
Adler Place will have new units available in late March and The Grant will be fully complete in late April. Our sales team can provide pricing and floor plans on both buildings now if there is interest.

My guess is that the brand is recognized because many developers use it. I wish developers would venture through the Merchandise Mart and take a look at some of the other brands that are out there. Maybe they’re too pricey for large developments though.

could you answer something for me. When i looked at OMPeast i swear they said that OMPwest shared the indoor and out door pool and amenities, is this true? if so, is that different now with the *re-positioning?
What did a unit like this cost when you walked up to the sales office in 2007 or whenever? Is this building occupied and functional?
