Yes, I’m still calling it the John Hancock even though the company has withdrawn its name from the building.
Until another company buys the naming rights, it remains the Hancock.
Built in 1969, it has 703 units and attached leased parking.
It has an indoor pool, exercise room, on-site management and engineers.
There’s also a grocery store in the building.
This unit is on the 91st floor and has south Lake and city views.
It has 13 foot ceilings, is not on a diagonal and has operable windows.
The listing says it was a 3-bedroom converted into a split 2-bedroom.
It was renovated by French Designer Renee Young of La Maison Custom Interiors.
It has maple floors, pocket doors, a humidifier system and power blinds.
The listing says that the “asbestos has been encapsulated” and “storage space made in the convectors.”
The kitchen has Italian Pelini cabinets with matching panels on the appliances which include a Miele dishwasher, DE Dietrich cook top stove, and Sub-Zero refrigerator.
The unit has electric heat. It doesn’t mention a washer/dryer but the building now allows it in the unit, I believe. Otherwise, it is located on the floor.
Parking is leased in the building.
Originally listed in January 2021 at $995,000, it is still priced at $995,000.

The design is terrible. Not that a TV needs to be a focal point, but it shouldn’t be a complete afterthought. For all the bragging on the kitchen looks like a Scandinavian Design showroom.

Personally, I think showcasing the toilet brush and three-quarter full hand soap are really nice touches.
I’m a tall person who tends to feel claustrophobic in many urban spaces. The 13 foot ceilings alone would sell me on this.

You literally have the whole southern panorama. And on the 91st floor, it has to be one of the highest residences in the world.
Assuming the doors are 7′ high (which are actually 80″) the space above looks to be about 5 feet. seems about right. maybe 12′

Looks like 12′ to the bottom of the crown in bedrooms and living room, unless those door handles are super low–if you assume 36″, bedroom doors are at least 100″ tall, and if anything, they look higher than 36″.
Kitchen seems to have a lower ceiling, which is common.

Tall ceilings are a game-changer here, especially as so many of the lower floor units have such short ones. Also this is the top tier view and one that actually is over WTP.
Bathrooms are rough for $1M. The TV setup is a joke too (old people probably live here). I also don’t understand how the lister can use the old gym photos… the machines are much newer and a dark silver #lazyaf.

Maybe ineligible for GSE financing, but that’s not 100% of resi credit.

It’s always had 50% of commercial space. After the housing bust, Freddie and Fannie put in new restrictions on buildings with this. It’s not cash only. But it means you will have to put down 20%.
I live in the building and don’t mind the long elevator rides (you have to transfer at 44). I actually think it’s kind of fun to take two elevators to my unit (but I’m only on 50 and I sometimes do the stairs from 44 for exercise).
Despite what many seem to think, the ceilings on the lower-floor units are quite ample as far as height, around 8.5 feet, I’d guess – and 9 feet in some units depending on what floor you’re on. The columns are decorative, not structural. I don’t have them in my unit.

100% agree Dan. The unit has a much better view and much nicer finishes.
Why is the second bedroom setup with 2 beds like a hotel room? Combined with the matching duvets in the primary, it makes the bedrooms feel like an airbnb, not a residence
