Built in 1926, 3300 N. Lake Shore Drive has 84 units. I don’t believe there’s any parking or door staff with the building.

It has an on-site manager/engineer, a bike room, an exercise room, a laundry room, storage, and a sundeck.

The listing says this unit has been renovated and has “echoes of the elegance of the Upper West Side in Manhattan.”

It has some of the features of vintage units of this time including an entrance gallery and a full size separate dining room.

There are hardwood floors throughout.

The pictures show a fireplace in the living room but is it real, or faux?

The formal dining room has “exquisite” built-ins on two walls and the listing indicates it could be used as a dining room or a family room.

Both bedrooms are en suite and the baths have marble accents that “evoke the luxury of a Parisian hotel.”

The “Chef’s kitchen” has white cabinetry and “premium appliances.” It connects to a small office where there is also a half-bath with a washer/dryer.

The unit does not appear to have central air or space pac but it looks like you can add window units.

And the listing doesn’t say anything about parking either.

Cats and dogs are allowed in the building.

The building is near Belmont Harbor, the lakefront trail, the shops and restaurants on Broadway. There are several bus lines nearby.

Listed at $650,000, that is about double what it last sold for in 2021, which was $322,500.

Buyers love “new.”

    Pros: Higher floor, a/c, ‘better’ kitchen.

    Maybe: Open kitchen, styling differences.

    This one probably goes quickly, but it will be the 2d higest E unit ever, after that comp.

  2. That comp above is much better.

    Another pro is that the primary bath doesn’t also serve as the guest bath.
    It will take more than $125k to make 4E like 9E.

    I also agree about ‘better kitchen.

    Pic 14 gives a little glimpse into the office.

    I would guess they stashed all the kitchen counter crap in there for the photo shoot, and knew they didn’t need a pic of that space to sell it. Which, clearly, they did not.

    That was fast, especially for a unit in this type of older building. But it showed well in the pictures and is 2100 square feet.

    No space?

    2025’s amenities can’t always fit in a 100-year old building. Not sure what other common areas are in this building but perhaps the Board doesn’t want to give it up to put in a tiny gym that everyone will hate anyway.
