River North 3-Bedroom With Urban Oasis Terrace Returns at $1.499 Million: 653 N. Kingsbury

This 3-bedroom in Kingsbury on the Park at 653 N. Kingsbury in River North came on the market in January 2025.

If it looks familiar, that’s because we last chattered about it in June 2023. Most of you thought it was a nice property although there were complaints about the finishes and the 13 foot ceilings.

If you remember, Kingsbury on the Park was built in 2003 and has 121 units and attached garage parking.

It has 24/7 door staff, on-site management and an exercise room.

This unit is unique in that it is just one of two units in the building with 13 foot ceilings, however just one part of the unit has the taller ceilings.

It has floor to ceiling windows with motorized shades and North and East views.

The unit has two parts, the upstairs that has the foyer, primary suite with a walk-in-closet and en suite bathroom with a walk-in-shower and separate tub, an office/bedroom and the laundry room.

The downstairs has the living/dining room, kitchen, guest bedroom with an en suite bath and a second full bath that is used as a powder room along with a “hidden” bar/pantry that has wine/beverage refrigerators. It’s the downstairs that has 13 foot ceilings.

It has wide plank luxury wood flooring throughout the downstairs level and stone tile in most other parts of the unit with carpet in the primary suite.

The kitchen has bulthaup custom cabinetry, granite countertops, SubZero refrigerator and Miele dishwasher.

But the big selling feature of this unit is the 2600 square foot cascading terrace which the listing calls a “true urban oasis rarely found in the city.”

The terrace has a pergola, planters and beds for trees, flowers, vegetables and herbs. The 2023 listing said it had water and power access including an irrigation system and lights. The prior listing also said it had a gas hook-up and storage shed but I’m not sure if it still has the shed.

It has a huge outdoor living area with a firepit.

This unit has the features buyers look for including central air, washer/dryer in the unit and it includes 2 garage parking spaces.

The listing says the building is within Ogden Elementary school boundaries.

Kingsbury on the Park is near 2 dog parks, the Chicago River, the East Bank Club, the shops and restaurants of West River North.

This unit has come on the market for $1.499 million, which is $249,000 above the December 2023 price of $1.25 million.

Chicago prices have risen since 2023, and inventory has fallen further.
