Rocking the 1980s in the South Loop: A 2-Bedroom at 866 S. Park Terrace

866 s park terrace

This 2-bedroom duplex at 866 S. Park Terrace in the South Loop came on the market in July 2015.

This complex was built in 1980 and has 144 units with parking.

This unit has a private brick patio which faces west.

There are hardwood floors on the first floor and carpet in the second floor bedrooms.

The unit has a skylight.

The kitchen has stainless steel appliances and stone counter tops.

It has central air and washer/dryer in the unit.

I don’t know if this is really a townhouse or a hybrid of some sort as the complex is just 2-stories.

Is it hard for these older townhouse-style complexes to compete with newer construction or will its location, which is a block south of Printers Row, make the sale?

Urai Chiya at @Properties has the listing. See the pictures here.

  1. not as terrible as I was expecting well except for those vessel sinks… boo to that

For someone who wants to live in a townhouse close to this loop this isn’t bad at all for the price IMO

  2. The three bedroom and two bedroom with den units in this area (with or without garages) get snapped up pretty quickly. There are some two-bedroom units with with single car garages at this price point and above in Dearborn II that might be a more attractive option. There are also a few interesting two bedroom two-level “townhome” style units with large outdoor patios and waitlist parking in the older midrise buildings that are almost 100K less. Friends of ours with two young kids just bought one of the midrise two bedroom two-level units and are renting a parking spot next door until a spot opens up in their building. They paid around $330k.

  3. This is exactly the type of place I would buy if I was making just a tad more money a year or was married. I love the outdoor space. Two adults could live comfortably here. I don’t know how couples can stand to live on just one floor. I like being able to get away and be by myself and having two stories works well for that. The outdoor space is great for dogs when it’s late and you don’t have time to take them for a walk.

It’s places like this that make me rethink working for a non-profit.

  4. It’s a true townhome without the typical first level garage, surface parking is surrounded by the townhomes. I’ve seen a few of these units and like the layout, except for the kitchen sizes. Can’t beat the location, Dearborn Park is a great place to get away from the hustle.
