Sauganash 4-Bedroom Vintage Home Sells 13 Months Later: 6070 N. Forest Glen

We last chattered about this 4-bedroom center hall traditional single family home at 6070 N. Forest Glen in Sauganash in May 2011.

At that time, many of you gushed about the house saying  it was the best home ever featured on Crib Chatter and many were congratulating the soon to be new owner.

Listed in May for $699,000 it sold in July 2011 for $650,000.

Built in 1930, it had a distinctive slate tile roof.

It also still had many of its vintage features, including original lead glass bow windows in the living room, built-in cabinets, the original hardwood floors, and a dining room with wood paneling and french doors.

All four bedrooms were on the second floor.

Built on a 124×60 corner lot, it also had a finished basement and a 2-car garage.

There were no pictures of the kitchen or the bathrooms.

However, there was central air.

The agents remarks indicated the seller had lived in the home for 50 years.

  3. If this is really 4,400 sq ft (and it may not be) and it sold for $148 psf, this is a relatively good deal. I follow this area, although not too closely, but most homes in the area are selling north of $200 psf and $250 psf or far higher if the home is move in ready. The home originally listed at $899,000 reflects the $200+ psf pricing for the area, so $148 means either this is a ‘deal’ or is priced appropriately to reflect the tremendous amount of work the home might need. I suspect the latter, and it probably needs $50psf worth of work $200,000 to gut the kitchen and make a chef’s kitchen suitable for a 4,400 sq home home; and a few bathrooms, update the electrical, probably some specialized roofing work, etc. The finished product will probably make this at least $250 psf home which is in line with what is selling in the area.

    Why does everything need to be renovated? Why do people need a “chef’s kitchen”? HD – don’t you realize that money is tight all around. These people were lucky enough to be able to afford this place. They shouldn’t overextend themselves to do a renovation. They have already put in enough money into real estate for awhile. I just hope they don’t turn into “knifecatchers”

    just updated the electrical and the mechanical, throw on some new paint and your good.

    I have a old crown stove and white appliances. not everyone need viking to make scrambled eggs.

    I hope the new owners have good taste and enough cash to do a rehab that fits with the style of the house.This is the type of place that you live in for many years.

Someone who is willing to spend $650,000 on a vintage home in Sag is not going to settle for an old stove, 1950’s bathrooms and plaster falling off the walls. The renovations may not start immediately, it may be a 2 or 3 year process, but most assuredly, these renovations WILL happen. You’re god damn ignorant if you think some buyer with the type of income to afford $650,000 in SAG is going to settle for anything less than the best. Dont be so f**king stupid.

  13. Actually, my parents had an nice, older home when I was a kid. They are in the income who could afford a place like this and currently home a new home worth slightly less than this one. They don’t care about having a chef’s kitchen super duper bathrooms. The even picked white appliances for their new home because that’s what they wanted.

    – groove will become grumpy and nasty.

  18. HD – I don’t think anyone on here is “ignorant” – quite the contrary – everyone is incredibly cognizant of the financial constraints that exist. People in this price range may not have the cash money (or desire) to do extensive renovations (especially when they understand that they may never see a return on their money).

    Remember, the big renovation boom in the 2000s was fueled by the concept that all the money could be regained several fold when you sold. Everyone now realizes this is not true – so only the most needed renovations will be done.

  19. I think of Sauganash as a very keep-up-with-the-jonses type of hood (personally, I love the housing stock but the people…not so much). Gotta agree with HD (in a less, umm, grumpy and nasty way) that it’s highly likely the buyers will be renovating. Just have to hope they do it well.

  20. roma, HD – I have to respectfully disagree. Where are the new buyers going to come up with the cash for renovations? They probably put down 130k for the house – to expect them to put another 100-150k cash for renovations is crazy!!! Nobody who is buying this house in this neighborhood has that kind of “unspoken for” cash.

  21. Clio – they’re going to get a construction loan or rehab loan from Wells Fargo. All they need to do is come up with 20% down of the total. So if it sold for $650,000, + $150,000 renovation =$800,000 total price needs a $160,000 down payment. The down payment on the $650,000 is only $130,000, and for $30,000 more you can borrow the reno amount. You should stick to taking x-rays or changing bedbans, whatever the hell it is you do. you know nothing, nothing at all about real estate or math.

  22. A similar 4,000 sf house in east Glencoe ( a very keep-up-with-the-jonses type of burb (personally, I love the housing stock but the people…not so much) would cost $300 psf, so the buyer here can afford the reno, using a suburban house as a comp. Saug is practically a suburb anyway.

  23. what will happen if this is reno’d per new HD’s propably correct speculation.

    the kitchen will end up one of three ways;

    1. country style if the buying family is 55 or older.

    2. will end up looking like every kitchen in the town of Inverness (or “the glen”)

    3. will be pottery barn’d to death.

    any which will kill the feel of the home. which will just be a classic beautiful shell with vanilla soulless inside, just like all the girls in LP.

  36. clio you moron, this buyer got a DEAL ta $148 because he/she is willing to do the renovations themselves. There’s slim pickings out there and sometimes if you want a market priced home you need to get a fixer upper and renovate the work yourself. I showed above you only need $30,000 more to get a renov loan thorugh any major bank. the best deals around are for those willing to take the plunge and renovate.

    HD – it is really not very nice to call people names like you are doing this morning. I am simply trying to state the fact that most people out there are hurting for money. It is painful enough to pay such a large downpayment in cash, but very very few (if any) will take on a renovation project as well. NOBODY is that secure with their job/economy – and if they are, they are being foolish.

    Haaaaaaa, haaaaaaa, that was perfect! What the heck is going on here folks. Is the heat getting to everyone? I have been very busy and I am tuning in on occasion but can not keep up. The world is constantly evolving and so are the people.

    BTW still love the place and suspect that the owners are a younger couple with kids that have bought their 30 year home. They will likely do some renovations before moving in then get the feel for the space and do more reno over the next 5 years. If they have a good vision then it will be a logical and period/style appropriate look. That would be great.

    Hope that they are not too shocked when they meet some of their interesting and slightly pompous neighbors in Sauganash.

  44. I doubt this house will remain as is. I think the question is whether it was bought by someone who will update it and live in it long term, or whether it was bought by someone who will try to flip it. I hope the prior, and in that case, the type of kitchen they put in (which I hope will fit with the house) doesn’t matter as it’ll be whatever they will enjoy and it’ll probably be time to replace it when they sell. If it is someone trying to flip….the kitchen and/or baths will probably end up gaudy or out of character and we’ll see how much/if they make money.

    that’s a myth. Like clio said, who after putting $130,000 down on this house has the cash to renovate? Who has $50,000 for a kitchen; and $40,000 to renovate teh basement, and $15k for the roof, and $50k for plumbing, etc. buyers borrow it all at once and pay it off through the mortgage. HELOC’s used to pay for renovations, additions, etc. but HELOC’s are much more difficult to come by tehse days.

  52. The other aspects of renovating here – I can tell you from experience – is that it’s damn expensive. While there is a show on HGTV where two brothers totally upgrade a house for i.e., $80-$90k (my surmise is they throw in the labor for free to get to that low, low number), unless you do significant work yourself everything costs more than anticipated. Particularly things that you tend not to figure in, like painting, window treatments, lighting fixtures, plumbing repairs, etc. That ~$200k worth of work that HD is estimating will take every penny of that, even if the homeowners start out with a much lower budget.

  56. It’s more than instant gratification, it’s about living in a house that has 21st century standards. This is a large house in an exclusive neighborhood in chicago, it’s going to be nice. we aren’t talking about teh $160,000 1960’s ranch in Dunning here.

    i wonder what the cost difference is in material and i bet labor is a jump up cause doesnt seem easy to work with?
