of course i haven’t looked into the HOA documents, but all in all I think this is an ok building. not going to get gonzo appreciation but also not going to majorly go red unless everything else also goes sideways.

Personally I wouldn’t pay the premium as I don’t think the current buyer will be getting a similar benefit. Every time I look at this building I am reminded of a dummy who bought a unit here going back about 10 years or so….came to his first CAPs meeting where literally everyone else in attendance was there in regard to a shooting / homicide that had occurred on rental property bounded by Cleveland, Evergreen Sedgwick. The dummy that bought in this building was there to complain about late night bar noise on Wells. He bought a unit across from late night bars and then was complaining to police about the noise.

The garage doors are terrible–but there’s no alley, and no reasonable way to share access with the THs on Weiland that also went up in 94/95. And Kamehachi wasn’t going anyplace back then.

We looked at a unit there before buying in ELP, so I guess a CC-famous person almost lived there.

back in the day with the popularity of Kamehachi, the fusion rolls scene starting moving further north into Uptown Rogers Park
Weiland is a weird street. I’d rather be on Wells than Weiland so I wouldn’t choose those THs.

Lol. The only thing that matters is if a CC person lives in that building or house.
