Selling a 2-Bedroom Lincoln Park Townhouse Less Than 2 Years Later: 1443 W. Wrightwood
This 2-bedroom townhouse at 1443 W. Wrightwood in Lincoln Park came on the market in November 2014.
We chattered about it in November 2012 as a condo alternative. You can see our chatter here.
Built in 1987, it is not one of the main townhouses on Wrightwood, but one of those that sits behind the front units.
It has dark stained hardwood floors on the main level and in the master bedroom but carpet in the second bedroom and the lower level family room.
Both bedrooms are on the second level along with a bonus loft.
The kitchen has white cabinets (white is in!), stainless steel appliances and a granite counter tops and backsplash.
The townhouse has central air and an outdoor parking space.
It sold less than 2 years ago for $380,000 and is now asking a nearly $70,000 premium.
Will it get it?
Christopher Gaggero at @Properties now has the listing. See the pictures and the floorplan here.

Perfectly staged for the sale. Curious, does someone actually live in this Pottery Barn/West Elm world? Or is it 100% staged?
Uh that looks more like Value City furniture than any of the ones you mentioned, I don’t think its staged.
“I don’t think its staged.”
You don’t think the wrong-handed chaise, and the hangers on the electric conduit are clear signs of professional home staging?
I think its staged – for pictures. The house is not empty, it still looks occupied. It just looks like they staged things for the pictures. An empty staged house doesn’t have a desk full of hair crap, a coffee maker on the counter, and wires coming out the back of the TV.
“…and the hangers on the electric conduit…”
Bro, do you even laundry?
Anyway, who cares if it is staged? People get mad when a place is too cluttered, now they’re mad that it’s too clean and organized for the pictures?
“There’s not even any piss on the wall by the toilet, what is the deal with these people being all clean when they’re trying to sell their house? I bet that it’s not always this clean and organized – busted!”
“Bro, do you even laundry?”
Yes. And I did (when I had an unfinished ceiling in a laundry area) hang laundry from conduit sometimes.
And because I know whereof I speak, were I a professional stager, I would be certain to play up the absence of sufficient closet space by placing 100 empty wire hangers on a conduit in the laundry room.
Not a bad place but $450k is fantasy land for a two bedroom. note the crib in the 2nd bedroom….if the had made the unit a little bigger and added a 3rd bedroom, just maybe these owners would have considered staying…
I think it’ll fetch closed to ask assuming they did not over pay in 2012.
2012 was pretty much the bottom and there has been 6-10% yearly price appreciation in the good neighborhoods, right?
“You don’t think the wrong-handed chaise, and the hangers on the electric conduit are clear signs of professional home staging?”
That appears to be a piece of the living room sectional that they couldn’t use in there because of the narrow space, without blocking the door to the patio…
Trying to determine if this would’ve been an attractive option had it been on the market when we bought in August. We paid about this ask for a townhouse near Western & Armitage, with 2 car garage and 3BR/2BA on one level. the kitchen is tiny, not sure how that living room would work for day-to-day based on pics (would sectional like we have fit?), but the family room here is larger/more usable than ours, and with loft for office, family room could double as guest room. The laundry room & storage is nice (though we have garage storage space). Location would’ve been preferable, as we really wanted to stay in LP… but the lack of garage parking would’ve been the deal breaker.
This townhouse is now under contract. The week of Christmas!
I think we’re going to see quite a few properties coming on the market the first full week of January as sellers try and get a jump on the spring market.
Maybe this dead housing market will finally come to life this spring.
