As Good as a Foreclosure? 849 N. Franklin in River North

The Parc Chestnut, at 849 N. Franklin in River North, is a brick-midrise building that was completed in 2006.

This 2-bedroom listing says it is “like a foreclosure w/o the hassle.”

Is that true?

The unit has been reduced $65,100 since December and is now listed for less than it sold for in 2006 (sort-of).

Kathleen Krist-Krueger at Krist-Krueger Realty has the listing. See more pictures and the floorplan here.

Unit #809: 2 bedrooms, 2 baths, 1060 square feet, northeast view

  • Sold in October 2006 for $319,500
  • Originally listed in December 2008 for $365,000
  • Reduced several times
  • Currently listed for $299,900 (plus $30k for parking)
  • Assessments of $368 a month
  • Taxes of $4314
  • From the floorplan, it looks like neither bedroom has windows
  • Bedroom #1: 12×12
  • Bedroom #2: 10×10

  1. Looks like a pretty horrible layout.

  2. It’s listed for $10,400 more than the last purchase. So I’d have to go with: No, it isn’t as good as a foreclosure.

So gorgeous that we can’t show you a picture of it!

  4. With all the wasted space in those goofy shaped rooms it might as well be 800 sq. ft.

  6. Are my eyes bad, or are there no windows in either bedroom?

  7. Hell, the whole unit only has 1 window. No thank you.

  8. I just don’t get how that unit fits into the floorplate of the building. The whole thing looks like a pretty standard box — where does that weird pie-shaped wedge fit in? And yes, the one little window/balcony totally kills it, no matter how nice the view might be (which I guess we’ll never know).

This is the armpit of the building. Your neighbors can see in your unit while sitting on their couch.

  11. I would call this a studio with studio with two big closets.

  12. They might as well say “shows like a foreclosure — you won’t believe this isn’t one!”

  13. They went with the foreclosure marketing angle after finding out it was illegal to say “perfect for blind people”

  14. I had to stop to think about whether I really wanted to commit to the following sentence, but I do:

This is the most ridiculous property I have seen on this website.

  15. Another person who just does not know where or how this floorplan fits into the building. In the ad it states there are N – W views from the LR and both bedrooms, but I just cannot see how that is possible! I lived in a place that had many angles, but it was done in a way where all the spaces were usable. Good luck in selling this unit…to me it is unusable.
