SFH Alternative? The $1.5 Million Lincoln Park Duplex Down at 912 W. Webster
This 4-bedroom duplex down at 912 W. Webster in Lincoln Park came on the market in May 2024.
Built in 2020, this is a 4-unit building that has “extra-wide” interiors. It is all brick construction and has garage parking.
This is newer construction from Bak Homes.
It is 55′ wide open floor plan with south facing floor to ceiling windows.
There are wide plank oak hardwood floors throughout the main floor and the bedrooms are carpeted.
It has an Ann Sacks tiled fireplace in the living room.
The unit has a custom Italian kitchen with luxury appliances including Subzero and Wolf along with a 10 foot quartz waterfall island.
There’s a family room on the main floor that leads to an oversized covered deck with an outdoor fireplace which is wired for a television.
But that’s not the only outdoor space. The unit also has another “massive” outdoor space with a custom pergola (on top of the garage?)
There’s also a half bath on the main floor.
All four bedrooms are on the lower level along with the three full baths.
The primary suite has a walk-in-closet as well as a en suite bathroom with a double vanity, soaking tub, steam shower and heated floors.
One other bedroom is also en suite.
The bathroom fixtures are by Toto, Hansgrohe and Duravit.
This unit has the features buyers look for including central air, washer/dryer in the unit in the lower level and one garage parking space is included.
This building is in central Lincoln Park, just a few minutes from the Athenian Room restaurant. The listing says it’s in the Oscar Meyer school district.
Listed at $1.5 million, that’s $250,000 above the 2020 sales price of $1.25 million.
The listing calls this condo a “single family home alternative.”
Is $1.5 million the new price for luxury duplex downs in Lincoln Park?
Eugene Fu at @properties Christie’s has the listing. See the pictures and floor plan here.

it’s a nice place but at the end of the day it’s still a duplex down. I’d be curious if there are many other duplex downs priced this high.
The is a basic ass
Dont worry about anyone peeing or rats in the alley, as Sabrina has informed me that micturiters and rats no longer hang out in this alley
This area was ground zero for Karens as it gentrified
Seems a suboptimal location for a family of 4
Alos look at the previous sale pics, think this place is pretty dark
“I’d be curious if there are many other duplex downs priced this high.”
Look no further. I toured this and it is a well-constructed units with great outdoor space but very pricey and still a duplex down at the end of the day.

What’s behind the fence by the entry?
Also:
Is there a reason that the southerly one wouldn’t be preferred?

Not a duplex down fan. Can’t imagine this type of $ to be 50% underground.

I think those are the gas mains.,
Southern one is preferred in my opinion. It even has a private dog run.
1824 has marginal amount of extra space, I can’t remember where. This developer also has a triplex at 1812 Howe not listed yet.
The $28,000 tax bill is another downer (no pun intended).
Just buy a house. Sheesh.
“Is there a reason that the southerly one wouldn’t be preferred?”
1820 n howe is a great home for those with mobility issues given the elevator.

It gentrified 25+ years ago.

Especially when all the bedrooms are in the lower level. Ugh.
At least the bedroom level is insulated from any noise from neighbors. Poor sandwich unit if it is a lowly 2/2 probably has the bedroom right above or beneath someone’s’ kitchen / main living space.

So you’re saying there were Karens 25 years ago even though that was a recent construct?
And besides, WHO CARES? Who cares what was happening here 25 years ago?
“Poor sandwich unit if it is a lowly 2/2 probably has the bedroom right above or beneath someone’s’ kitchen / main living space.”
Only 4 units in this building. I assume there are 4 duplexes. No “middle” unit.
“So you’re saying there were Karens 25 years ago even though that was a recent construct?”
Yes
They bought in the area because they liked the bars. restaurants, etc and then complained about the energy when they had kids

Based upon your response, You
Contingent. Still listed at $1.5m
let’s see if it falls out
Missed this back in May:
“Poor sandwich unit if it is a lowly 2/2 probably has the bedroom right above or beneath someone’s’ kitchen / main living space.”
99.9% sure this is 4 duplex units.
4 mailboxes in the fence. Roof is smallish doghouse and full-size roofdeck, not a setback bedroom floor. 2e/2w listed as 4/3.5s when new.
