Sizzle! $6 Million Streeterville Penthouse Under Contract in Just 11 Days: 600 N. Fairbanks

600-n-fairbanks-approved

This 6,200 square foot penthouse in 600 N. Fairbanks in Streeterville came on the market just 13 days ago, in early March 2018.

It’s on the 40th floor of the Helmut Jahn designed high rise which was completed in 2008, just as the bust was hitting.

It has 13 foot floor-to-ceiling windows with city and lake views in every direction.

It has luxury finishes and unique features including 4 terraces and a 400 bottle wine cellar.

It’s a duplex up unit and it has a “one of a kind” floating glass staircase (check out the pictures!).

There are automated draperies throughout.

There is a Ernestromeda kitchen with professional appliances including Wolf and Subzero.

There’s a huge master suite with a luxury bathroom and walk in closets, which also have floor to ceiling windows in them.

3 parking spaces are available for $75,000 each.

With so many luxury condos currently on the market or about to come on the market in One Bennett Place and the Vista, is it surprising that this went under contract in 11 days?

Timothy Salm at Jameson Sotheby’s has the listing. See the pictures here.

Unit #4005: 4 bedrooms, 5 baths, 6200 square feet

  • Sold in May 2008 for $1.395 million (with one parking space)- but this is just part of the entire unit. In 2008, this was a 1800 square foot 2/2.5. The living room/kitchen in both units are the same space, with different finishes, but they clearly added several more units to get the 6200 square feet.
  • Sold in May 2013 for $1.325 million (with one parking space)
  • Listed in March 2018 for $5.999 million (3 parking spaces available for $75,000 each)
  • Under contract in 11 days
  • Assessments of $5,010 a month (includes a/c, gas, doorman, exercise room)
  • Taxes of $73,455
  • Central Air
  • Washer/dryer in the unit
  • Bedroom #1: 21×25 (main level)
  • Bedroom #2: 13×21 (main level)
  • Bedroom #3: 14×15 (main level)
  • Bedroom #4: 14×12 (second floor)
  • Family room: 28×14 (second floor)

  1. While the White/Grey/Black color scheme is a bit dated, This is an impressive Penthouse

  2. I find this sterile and not to my taste. So many better ways to spend six million. But I’m sure someone will find great satisfaction buying this place, at least for a little while.

  3. Concrete ceilings and walls just don’t mix with a $6 million price tag. But, other than that, the space is very impressive. Staircase is wonderful as is the outdoor space. Loved the drop down TV screen in the master.

  7. Who needs 15 of the exact same white button down shirt?!? I like white as much as the next guy, but dry cleaners do exist. At least he only has eight blue ones (four in one shade, four in another). Interestingly, that shirt selection style does seem to mimic the style of the place.

Having said that, place looks great to me for somebody looking for this type of style with amazing views and the person purchasing probably is not price conscious in the least, so just looking for something to fit their lifestyle. While I agree that it might appear sterile to some, I think one could remedy that fairly easy with better decorating. At $35k+/month, I’d assume the buyer has plenty of budget for internal decorating. The thing that would be hard to overcome and might make it feel “cold” is the concrete ceilings and columns. But it fits a modern vibe if that’s what you’re going for. I’m more drawn to vintage/historical properties myself. And, yes, parking should be included if you’re plopping down $6M!

  8. Oh good god this might be the most beautiful condo ever featured since I have been looking at ‘chatter. If I were absurdly wealthy, this would be my home in the city. I would have a cabin in the woods for weekends. The current occupants have impeccable taste with the exception of the corporate board room style dining room chairs…I would want them to leave everything else though.

Agree with Sonies – – serious cheapskatery going on with the parking spaces.

  9. Impeccable taste? It looks so anonymous it could be staged or a catalog shoot.

    Contingent.

what would you want in this space…cherry floors/cabinetry and outdated granite?

the decor and finishes work perfectly with the space.

  11. “Concrete ceilings and walls just don’t mix with a $6 million price tag.”

The whole building (except for the floor where there was a the fire during construction) has concrete ceilings and walls.

It has a modern design. That was the whole point.

You either like it, or you don’t. But the building held its value, even in the crash years, so more people tend to like it than don’t.

  12. Great looking unit and a true, not fake, penthouse. I’d dock it just a notch because whoever bought it is going to have to look at the horrible 1970s monstrosity of a Marriott on Michigan Avenue.

  13. The condo is amazing, I can’t stand the location. It’s such a crowded fast food nail salon ghetto over there. So crowded, this would be the last location I would buy in. Maybe the buyer wants to walk over to the hospital where he is CMO.

While you are certainly accurate that it is modern design – the problem is that it’s not good modern design.

  15. The building is hideous from the outside, but I love the unit itself. And as someone mentioned, it’s already contingent.

  16. @Marco….I was wondering the same. One doesn’t shop at Ethan Allen or Darvin furniture if one buys this place. Sheesh.

  17. Sheesh? It’s BORING as all hell! Less than zero personality present. So what if they shop at the designy boutiques in River North and drop 5, 10 or more thousands on a couch, it’s still a big yawn to me. Hopefully some pro athlete nouveau rich baller buys this place and gives it some tacky-ass flava to balance this place’s karma out.
