Skyline and River Views from this 1-Bedroom in SoNo: 860 N. Blackhawk in Lincoln Park

This 1-bedroom in SoNo at 860 W. Blackhawk in Lincoln Park (? Near North Side?) came on the market in May 2025.

Built in 2008, SoNo was the first condo high-rise built in the North/Clybourn corridor. It got embroiled in the housing bust of 2008-2012 and prices were lowered to clear the building inventory.

It has 24/7 door staff and what one listing calls one of the “best” fitness rooms in the city.

There are 198 units and attached, heated garage parking.

This 1-bedroom has skyline and river views from floor-to-ceiling windows.

It has dark hardwood floors in the living/dining/kitchen and carpet in the bedroom.

The kitchen is open to the living space with dark modern cabinets, a breakfast bar, stainless steel appliances, and granite counter tops.

It has a balcony which the listing says provides a perfect place to grill.

This unit has the features buyers look for including central air, washer/dryer in the unit and one heated garage parking space is included.

SoNo is in the heart of the Clybourn Corridor, near Mariano’s, Starbucks, the AMC movie theater, shops and restaurants as well as the Red Line subway stop and various bus routes.

Listed at $429,000, that’s just $19,000 above the 2019 purchase price and only $17,000 above the 2017 purchase price.

Have the price increases in Chicago the last 5 years missed SoNo?

Carrie McCormick at @properties Christie’s has the listing. See the pictures here.

  1. “Lincoln Park (? Near North Side?)”

    Bucktown River Gate.

    It’s a ’42 zip, so it ain’t LP.

    Drop in kitchen sink?? Ugh.

June 2010 for $329,000 + CPI = $484k. ~12% discount from new isn’t bad, but this is 100% a rental substitute, so it’s a long bet, and Redfin tells me that with 20% down, it’s still $4.00 psf, like a rental would be–without the 20% down and without entry/exit cost and without maintenance/replacement risk.

    Don’t see it.

  2. btw:

    August 2017 for $412,000 + CPI = $538k
    June 2019 for $410,000 + CPI = $513k

And all the finishes and mechanicals are 15 years old.

And you can rent right next door for the same monthly:
