Reno done by the ’15 seller, probably?? Looks identical to ’19, which doesn’t mention a fresh reno.
Ask is ~$100k behind both ’15 and ’19 PP + CPI.
Would want to see how “light filled” in the ‘inside’ bedrooms.
Kitchen is a bit too cozy for my preference–but different furniture in the nook would probably improve that feel.

Per zillow, it was listed for rent a month after closing. Didn’t dig to see if that’s accurate or not, but could be.
Very nice property – well staged to show, and in a great location. Vintage homes are not known to have a lot of light, especially when in such a dense location. Also, this is not a view property – this would cost a lot more, and have much higher assessments if it was a doorman, elevator building facing the lake. I’d happily call it home.

Bigger issues are the $919/mo HOA for basically no amenities (paying for upkeep on a 1899 building).
One ‘bedroom’ is 9×9, that’s barely an office. Also if you used all 4 bedrooms, sharing 2 bathrooms for $950K is wild to me.
Location is great of course, but you’re definitely paying for it.
I’m guessing the inclusion of heat really bumps up the assessment. Still I would have thought the assessment would have been a bit lower given 18 units.
on a side note, It’s not my preference to have 2nd floor units in buildings like this.
1) you don’t have an elevator so every time you go home you are taking stairs and then 2) because you are on the 2nd floor it’s very possible to hear your neighbors rom upstairs and downstairs.
