Southport 2-Bedroom Now Under the 2003 Purchase Price: 3515 N. Lakewood

We last chattered about this 2-bedroom vintage unit at 3515 N. Lakewood in the Southport neighborhood of Lakeview in February 2010.

3515-n-lakewood-approved.jpg

See our prior chatter here.

Since then, the unit has been reduced $29,925 and is now listed for $11,000 under the 2003 purchase price.

We chattered about how it could be a good first time home buyers property.

It has central air but no in-unit washer/dryer or parking.

The kitchen has white cabinets and appliances.

After more than a year on the market and several reductions, is this now a deal?

Guy Lemenec at Coldwell Banker still has the listing. See the pictures here.

  1. No in-unit w/d and no parking. Not our fault they were dumb enough to drop 283k on this place in 2003. They’ll be lucky to get 225k.

  2. Sorry to be a broken record here, but “Southport” is a street, not a neighborhood.

I’m revoking any recognition of Southport Corridor as well, as this made me gag:

    http://www.southportcorridor.com/

    “Come Home to the Port”?

Do people understand that a port requires WATER? Seriously, this just makes the north side look pretentious and pansified.

  3. Good point skeptic. I too have always felt this gnawing inclination that SoPo sucks. Its full of the 25-30yr old set that are basically the migratory geese flocking north along brown line stops as they get older. They’re automatons.

It invaded in 1994. So it’s likely been there longer than you have.

  7. Bob, true story. Once while riding the brown line, I overheard a couple of those 25-30 automatons talking. She said that someone asked her something about Damien and she said she had never heard of that street. She got off at either Southport or Paulina Stop but clearly didn’t realize that a few stops later on her train was the “damien” stop

  8. You are correct as I arrived in 1997 and have seen these homogenous eyesores flourish. I still can’t figure out who buys these things as they are built overnight, and typically reside on busy streets. My guess is that the invading Ohioans are taking them over.

  9. “they are built overnight”

Oh. You thought this was new construction then? It was an old rental building, converted to condos in 1994.

There is almost no chance anyone posting here is as old as the building itself, and it’s reasonably likely that it is older than the oldest *parent* of a poster here. (btw, that would be at least older than 1921).

“Do people understand that a port requires WATER?”

A “port” is also a somewhat generic opening.

Or perhaps he’s trying to sell a lot of wine.

True enough – but is the “South Somewhat-Generic Corridor” really what these marketing types were going for?

If one feels a need to make names out of thin air, make ’em cool, not dopey. I still find it rather comical that I see people refer to chunks of Addison west of here as Wrigleyville, given that this alleged neighborhood is in between those areas and the ball park.

  13. “True enough – but is the “South Somewhat-Generic Corridor” really what these marketing types were going for? ”

Well, it’s not like these marketing types changed the name of the street.

Also, further north, it effectively changes to Glenwood. And, of course, south of the river it’s Noble, and south of Kinzie, it’s Loomis, of and on, all the way to Hazel Crest.

And, checking on what the street name once was it was (supposedly) part of the main route heading to Southport in Kenosha.

  15. Back in 2003 I bought a 2br 1 bath in e LV for 282k. BUT it was a top floor with a/c, w/d, parking and wbfp. These people really were foolish to pay that price in ’03 and not get parking and w/d.

Guys, lets give it a rest calling things “Mc” condo or “Mc” mansion. Whether you like it or not, “Mc” is a derogatory term towards the Irish. This term was started back in the 1800’s when anything Irish was added to a community that first started attracting Irish immigrants. It would not be acceptable to add something in front of a name that offended other nationalities, racial backgrounds, religions, genders, or sexual orientations. What if I started calling poorly built, look alike condos something offensive towards women, blacks, jews, italians, homosexuals, or whatever group you come from. If this term is continued to be used, I will start calling them that.

Sabrina please take care of this issue. Thank You

  17. “Sabrina please take care of this issue.”

uhh – what do you expect Sabrina to do? – make everyone in the world stop using that term? the term was not meant as any slight to the irish. I think it had its origins in the fact that many of these large houses and generic condos were built very fast, without a lot of thought – much like many of the McDonalds restaurants throughout the country.

  18. ‘many of these large houses and generic condos were built very fast, without a lot of thought – much like many of the McDonalds restaurants throughout the country.’

From when I have heard the term used in day to day small talk, it refers to not wanting Irish folks in the area. If anything, McDonalds will pay a premium to put there restuarants on busy corners to increase exposure and business. If anything, McDonalds has nicer interiors and cleaner washrooms than Wendy’s and Subway. Every restaurant is better than Burger King when it comes to cleanliness.

  19. Ultimately it is a derogatory term to a group of people. It should not be tolerated even if it is not meant to intentionally make fun of, put down, or harrass that group.

  20. “From when I have heard the term used in day to day small talk, it refers to not wanting Irish folks in the area.”

wow – that’s awful. I had no idea – I’m sure that the vast majority of people didn’t know that and don’t mean to use the term as a slight to the Irish (I certainly have used the term and am part of a HUGE Irish family). However, given this new interpretation, I will stop using the term. Thanks Mike HG for the info.

  21. Thank You Clio. I’m not sure if you have ever been treated in a different way from people that are wealthy from outside the southside, but I have and it gets old after a while. When I started working for my old trading company I was introduced to two of the upper management people within our company. When they heard my last name (it contains Mc in it), they immediately asked where I was from. I told them I was from the Clearing neighborhood but moved to the south suburbs soon after. They both were startled and surprised that “I had achieved so much with so little”. They told me they couldn’t believe a member of my family had achieved so much with so little time. Their overall tone and body language was condescending. I felt like a lesser being. Thats all for my rant.

On a side note, how come we don’t really ever mention much about Clearing. There has to be a ton of foreclosures and short sales of nice townhomes and condos that were crowded into single family lots near 65th and Harlem. I’m pretty sure the developer went belly up since the whole development is at huge discount prices. Just a thought.

  22. No, no, no. Placing “Mc” before “condo” or “mansion” or “crapbox” is derived solely, exclusively and incontrovertibly from McDonalds. It has no connection to the derogatory “mic” or “mick” (or the far less commmon “mc”) terms used to insult one’s Irish nationality or heritage. It’s really just a coincidence (one based on the fact that some of the founders of the food chain had that name; and it’s not clear whether they had Irish or Scottish heritage). I’m as Irish as the is long, and I certainly don’t perceive the “mc” slang usage to be at all related to the ethnic slur usage (which, again, is rarely in the form of “mc”). How about the McTwist? I think Mike McGill is Scottish.

  25. “Why your acting like such a hater, I’m not sure.”

Well I dislike it when people whine about trivial stuff. The other day one posters private info was posted on here–that sort of stuff I think is inappropriate. However for the small stuff–don’t sweat the small stuff Mike. That’s all I meant to say. Sorry if I came across as a little abrasive as I am not a morning person at all.

  26. No worries bob, all is forgivin. I’m a little grouchy this morning to since I caught a guy shaving in our floor bathroom at work at 4am. When I went back in there at six, half of his mess was all over the only sink in our bathroom. That’s probably what set me off.

  27. Mike HG,

McMansion is not going away any time soon and the term has nothing to do with the Irish.

  28. Regarding anti-Irish code words: employment ads in the 19th and early 20th centuries often included “NINA” – meaning “No Irish Need Apply.”

  29. Funny how 100 years later NINA came to mean: “No Income, No Assets”
    when applying for a mortgage.

  31. Mike, I’m as Irish as the day is long, and this you have a totally perverted interpretation of the history of anti-Irish sentiment.

It’s not “Mc” that was an insult, it was “Mick.”

As in, “Don’t waste valuable slave labor digging the canals and laying railroad track, get a bunch of those dumb Micks to do it, they’re a dime a dozen.”

    nice try.

  32. btw, there is very little historical documentation supporting the alleged widespread practice of No Irish Need Apply signs, but that doesn’t necessarily mean that wasn’t a practice.

“Mc” is an insult due to the now omnipresent practices of McDonald’s, and it isn’t ever going away. They are industry standard-setters, that’s just the reality.

McDonald’s takes pride in their consistency & cheapness/affordability, that’s why everyone started calling housing that looked identical McMansions, McCondos, etc.

    Skeptic McScrappy

  33. If it makes you feel any better Mike, this term appears to be a isolated and regional thing as I have not heard it used during RE discussions in either Florida, NY or Denver.
I too am not at all tolerant of this type of derogatory language being used against any group of people. If it is indeed used in this manner, I also wish these terms would not be used.
I think if only one person is offended by this connotation on this forum, it is one too many and we all need to be aware of it’s potential to offend.

  36. Bingo.

If they were MickMansions there’d be a point.

Although I’d be hard pressed to see how associating Irish people with owning mansions would be much of an insult.

A “MickMansion” would be a real mansion converted into a boardinghouse or tiny apartments. Or, perhaps, an outhouse. Duh.

  39. MacDonald is a Scotch name as is McDonald. And yeah, I know the Scotch get all fussy and pedantic about being called Scotch so any haggisheads here can save it.

It’s impossible to insult the Irish by referring to their ethnicity since by doing so the non Irish would be insulter acknowledges his own inferiority.
