It has the layout most buyers look for with all three bedrooms on the second floor, including the master suite.

The listing also says it has an unfinished basement.
This house is about 6 blocks from the Francisco brown line stop. The Rockwell street restaurants and Lincoln Square shops are within walking distance.
Originally listed for $475,000, it has been reduced and is now listed at $424,900.
This house was under contract in September but has now come back on the market.
We’ve been chattering about the high prices in some parts of the city, especially on the north side.
Is this house a good starter home for those looking on the north side?

Ravenswood Manor has a distinct feel that ends once you get rest of Sacramento, but at least the agent included /Albany Park in the ad.
This is more likely a block and a half at most to the Francisco station and not 6 blocks. There is actually an entrance at Sacramento, so technically it’s a about a half block. There are eight blocks to a mile and sometimes there are two streets in one block.
The train is a quieter than when it’s elevated but what’s annoying about the street level stations are the bells when the gates close.
Yeah definitely AP proper, but given this realtor put “/Albany Park” and how close it actually is to Manor the description is fine, not like of these realtors who call a place 3 blocks into Humboldt Park “Wicker Park”. Given the price and the lot size I think I could live with the train, as it’s so much quieter on the ground-it should sell to someone who needs the room and isn’t pocky about finishes. The train station at Francisco is very convenient (WAY less than six blocks) and being mid-block the crossing noise might not be unbearable-something to check though.
from Google Street view it looks like this is the only SFH on this block, the rest are apartments. Which means parking will be difficult for friends who come to visit.
Otherwise it’s a nice enough place, not sure about the price. While it might technically be Albany Park, it has more of a RM feel.
But honestly, I’ve become so accustomed to having a driveway that I just don’t think I could ever buy a home without one again.
This is not where I think of when I think of Ravenswood Manner. If this was actually in Ravenswood Manner, it would be priced about $400k higher.

Looks like a bungalow that was opened up and capped with a second floor. I see where the walls were removed. The old master bedroom is the living room. The old second bedroom is the dining room, with a pass-thru to the kitchen. Old living room is mostly the staircase to the second floor.
The neighborhood definitely has the Albany Park feel, even though this only a couple of blocks away from the “Ravenswood Manor Park”.
Anyone with an idea what direction this neighborhood is going? I recall some Hispanic gang problems in Albany Park not long ago.
Probably priced right. Looks like in all of Albany Park in 9/17 the median SFH price of homes sold was $395K and the average was $472K. This is not Ravenswood Manor, but for the price, it’s close enough.
This would be in Manor proper if you moved it less than a block east. No way that increases the cost by 400K, though it would be considerably more.
This is my former stomping grounds:
-Two car garage with a separate adjacent parking pad in back….so this house has THREE parking spots.
-This is like less than a block from the Sacramento entrance to the Francisco stop. Where on earth did six blocks come from?
-the trains are moving rather slow here since they are just pulling out or in to the station. Noise actually isn’t that big of a deal
-put this on the other side of the river and price jumps at least $300K – – largely due to the school (Waters) and perception. Heck, put this just one block South on Eastwood and the price goes up $100K.
-This is still walkable to Lincoln Square (1 mile east) and amazing eateries on Kedzie – – Noon O Kabab etc.
-Walking distance to the river park trail
I am kind of surprised no one has snapped this up at this price. It is a SFH for crying out loud! Have as many pets as you want. Never answer to some group email from your condo board. If your kids got into Northside College Prep, you would have it made in the shade.
-Door to desk commute from this house to a loop office would be all-in 50 minutes but you are guaranteed a seat and the Brown Line isn’t that bad. Plus I read somewhere they will be removing the nasty fabric from the train car seats soon, so you will know in advance if you are grabbing a clean seat 🙂
One more thing – – this area was hit real hard by the recession and prices have definitely not recovered to the 2005/2006 highs in this neighborhood – – there were too many foreclosures / short sales and that hangover is still impacting prices. If you paid peanuts for a place back then and can still sell it for peanuts relative to being on the other side of the river, you still make money. This is a big factor as to why homes and condos west of the river are a tremendous deal. This location is literally 1 brown line stop west of a fully recovered (and then some) neighborhood (Ravenswood Manor Proper). It is the transitional block between the Manor and AP (I always thought of Sacramento as the dividing line.)
OT: if you had the chance to build/renovate a house 1/2 mile from the 606 would you do it? House paid for but it’s a teardown or gut rehab. Asking for a friend.
Manor is west of the river, and seems pretty well recovered. No more or less so than Ravenswood Gardens, which is the first neighborhood east of Manor, across the river. This place is on Manor’s train stop, Francisco.

A 1/2 mile west of the Humboldt Park end of it? Maybe. Depends on how cheap I could get the house. Other locations are probably more attractive though.
Several groups have proposed extending it over the river to Lincoln Park so it’s only going to grow in popularity. And everyone wants to live near it. It’s a big selling point.

Turns out it is 1.5 blocks south of the 606, let’s say near California Ave. and cost of house: it’s already in the family.
