The $300,000 One Bedroom: 653 N. Kingsbury in River North
In case you haven’t noticed, the $300,000 one bedroom unit has become pretty standard in Lincoln Park, River North, and even some parts of the Loop and South Loop.
Such is the case in 653 N. Kingsbury, Kingsbury on the Park, in River North. The building was completed in 2002-2003 on the far west side of River North.
Three 800 square foot east facing one bedrooms are currently on the market.

The last 06 tier unit to sell was Unit #2206. It sold in January 2008 for $321,000.
I like the interior of 1906 and yes I like the white carpet too.
But 1506 just doesn’t jive with me, looks like they went overboard trying to be trendy and it just doesn’t jive. The granite looks too thin (could be a visual illusion though). The kitchen island looks awkward with the tile extending out to the countertops and a hollow or multicolored base. Also the kitchen tile does not match the hardwood floors at all and instead of being even with the hardwood it looks about an inch lower. Finally whats that nonsense dropping down from the ceiling hovering over the sink?

But for such a new building, the assessments seem quite high. Are there a small number of units in the association, was there a recent special assessment that’s priced in, etc.? Those assessments are more in line with a 60s-vintage highrise, or if anything a bit higher.
I really like the first unit, minus the bizarre fixture over the sink, and that view is fantastic. Obviously wouldn’t mind the price lower, but these don’t seem as ridiculous as others I’ve seen listed.
