Very nice rehab for a charming little house. I’ll bet the workers this little frame “workers’ cottage” was built to house never dreamed of 3.5 baths and fancy millwork in the living room. For the most part, the appointments are beautiful. I’ll even forgive the checkerboard bath with the red fixtures, which is sort of amusing, if not exactly to my taste. Kids will love it, no doubt.
$499K sounds reasonable for it until you consider it’s a frame cottage in Avondale, which, last I heard, did not have the best schools in the city and is not a particularly safe neighborhood. If I were a mother, I’d have a difficult time justifying buying here when I could get an acceptable house in the Niles school district or even New Trier for the same price, even though the house might be a fixer-upper, or at least have fewer baths. I think I’d trade one of those baths and the nice kitchen for good schools and reasonable safety for my children, and I believe that that consideration will put limits on house prices in many city neighborhoods like Avondale.
OMG those bathrooms. OMG.
A couple of my BigLaw friends have moved to this area. They are doing the trendy thing and sending their kids to the local school and working with other middle class parents to try to make it better. In their minds, parental involvement will be enough to overcome “the poors.”
Anyone know what it costs to do a rehab like this?
Attention rehabbers: PLEASE PLEASE hire a decorator when picking out finishes. You may have thought it looked cool while wandering Home Depot, but buyers may have very different tastes. Or some taste.

We have very different taste. Other than the wood floors and maybe the kitchen, this place doesn’t have too much going for it esthetically. That red, black and white bathroom cannot be new, can it?

I believe those photos are meant to show off the state-of-the art advanced security features the builder decided to include. This section of Avondale is one of the better parts, it’s abutts The Villa in OIP and while not a crimefree paradise, it’s certainly less seedy than the Milwaukee corridor portion of Avondale.
I do note in one photo they have keypad entry (Kiwi lock or equivalent brand). I’ve heard mixed reviews about those locks — that they work great for a year and then won’t even work with the key, or that they are not as resistent to rain as advertised. Anyone have any experience with them?

But it’s also a long ways away from logan, which I thought was part of the central appeal of (parts of) avondale.
You can get a similar house in Oak Park for the same price or cheaper – with good schools. Other than being forced to live in the city if you are government worker, I guess I can’t see why a couple who could afford $500k would pay that much to live in this area.
House looks ok, but that checkerboard bathroom is a huge distraction. That alone probably knocks $10k off the price as any buyer is going to be thinking what it costs to have that bathroom redone.
Everything in this place looks cheap, typical pickup truck rehab.
No way in hell I would spend Half a million to live out in the boonies like this in that abominated interior.

Also, what is so hot about Avondale? Hot with crime maybe. That neighborhood is terrible. I think if you’re gonna be this far from downtown, you are better off in a suburb like Schiller Park. Still close to the city. Easy access to ORD. Not far from Paradise Pup either!
A newbie developer tried this with a foreclosed gut unit in my sub and was in for a big surprise when buyers didn’t clamor for their in-stock cabinets and clearance appliances. They probably came out even at the end, because they spent so little, but it took a 50% price reduction for it to sell. I don’t understand how anyone with even a little taste thinks those finishes scream $500k.
The finishes look fine to me. Not sure what folks expect in a small city house under $500k. It ain’t truly designer high end, but I wouldn’t call them sub par either. Middle of the road new stuff from Lowe’s which is all 99% of people want anyway.

so what would it take? lower price, less abominated interior or not in the boonies? Keep in mind that the closer you move to downtown the higher the price (unless you’d consider Logan Square or Humboldt Park) and last time I checked there were no SFH in River North.

its close to Logan and apparently thats all one needs in life as some would pay 300k for 3 bed apartment to be *close to logan.

This home is priced as if the neighborhood has already gentrified, but it hasn’t yet.
Hmm… a few blocks west of Avondale is North Hermosa/W. Belmont Gardens, just north of Diversey, south of Belmont, …. a lovely pocket of nice brick bungalows nestled in between Old Irving Park and Avondale/Logan Square. We have a lower crime rate, strong community group, Kilbourn Park organic greenhouse just north of us… well, no coffee shop yet, but we hope for one, someday. There is the Dock 6 collective – a very cool group of artists and craftsmen. Yet – no one knows about our little neighborhood, or writes about it. If you want to live on the NW side, why pay 500K for this frame house in Avondale when you can get a bungalow with original oak and beautiful features a few blocks west, for less than 1/2 that, and update it as you like? There are some beautiful homes in our ‘hood, and fine neighbors to boot!

I’m a neighbor and it’s a great neighborhood. Quiet. Close to the Blue Line and the Kennedy. You can park in front of your house!
No pictures of the yard = major fail for the listing. This is why people are moving to Avondale, space. If you have kids and want to be able to have them go blow off some stink without needing to haul the family to the closest park, Avondale is a great deal.
Personally, this is too far from the Belmont blue line, which was our central motivating factor for leaping Western (and Kedzie). But expressway access is easy, as is getting to Roscoe Village, Lake View, North Center, Lincoln Square, etc.
I love, love, love the people who seem to think that in “the suburbs” everyone lives a single, tree-lined block away from an award-winning grade school. The inner ring of Chicago burbs have a good grid system/layout, but outside of that the words “sprawl” and “gridlock” come to mind.
From this location it’s a 10 minute car ride to a ton of good schools (yes, you gotta learn how to navigate the system), and is just a few minutes from Lane. Not walkable distance to the heart of Logan Square, but not that far either.
It’s about 50 blocks west, but the Belmont bus will get you stumbling distance and runs 24/7!

There was a matricide in this house about ten years ago. Does that have to be disclosed? I am a neighbor and happy with what they have done to the house. It’s a great neighborhood that is quiet and is only a few blocks from the Blue Line and the Kennedy. LOTS of people in the aviation field live around here.

There is an OG opening up near there? That actually changes things quite a bit. That will definitely help bring some culture and gentrification to this area since it’s largely a no-man’s land. OG is surprisingly underrated, both in terms of food quality and the positive effects it can have on a neighborhood. I believe OGs get some of the biggest tax breaks of any restaurant chain for this reason, and with good reason.

Almost *nobody* gets a spot at Logan when I ride (I hit Belmont between 715 – 730, depending largely on a certain young sassy lassy’s cooperation that morning), and I often see people letting the train go by without boarding by Damen, if not Western.

I haven’t taken the train as much this year, but from memory, going around 8:00 or so at california, you could get a seat 50+ percent of the time if you wanted to (not that everyone gets a seat, but many incl myself don’t care that much).

Haha. I hadn’t thought about clustering. I don’t really have fixed schedule, still generally used to get in right at 8:30. But I work *really* close to blue line, so would be too late for vast majority if they had to be in at 8:30.

I think the difference is that most of those require, but only one of which has, direct flights to/from Chicago.

Mr Harwick got life in prison for his shenanigans. Sounds like an upstanding individual. Now society has to pay for him to live in Statesville prison, which has to be one of the three worst prisons in IL (other than Tamms obviously and Menard next). The lifers for murder all go to Statesville and Menard. Mr. Drew Peterson is in Menard these days too, what an awful unpleasant place to be. It’s borderline medieval there, absent the torture equipment; now they just throw you in the hole akin to a dungeon. I’m assuming they were associates? Partners from big law would never live in this area and if for some crazy reason they did, would send their kids to private school. This neighborhood is supposed to be safe, but doesn’t seem to be. I would never ever buy a house where someone was murdered.

And real estate taxes on that $500K house in Oak Park would be $15,000 to $16,000. Very difficult for a young family to afford such taxes, and the annual increases too.
Tamms closing is very recent and is still in our collective memory. That place would be pretty awful, I have to admit.

But if they buy a ~$400k house in OP, their annual Mtg + taxes outlay is about the same as a ~$500k house in the city, and they get schools they would use. Sure, not a lot of options, and none in the ‘best’ OP locations, and not much updating done, but that’s the tradeoff, no?
$400K usually means there is a lot of work to do, radiator heat, possibly no A/C, maybe only one bathroom upstairs, closer to Austin, etc. Not always the case, but for the most part, that’s what you get. You need to spend in the low $500’s for the most part now to not have to deal with all that in OP. It eliminates many of the first-time home buyers from the community. This is happening all over Chicago. Maybe those people will just move to Texas where they can actually afford a home in a good area for $400K.

It seems to work pretty well in video games as well. Odd thing is rifles seem to be less effective at range where pistols are extremely accurate from a distance. You do have to reload them though, unlike in the movies.
Radiator heat is the bomb. I count that as a bonus – I don’t wake up dying of thirst every morning.

Good question Groove, accounting for the SQFootage, it may be slightly cheaper with the radiant heat. I would have to do some calculations to verify though.
I’m amazed at those who think the finishes in this place are nice. Have you looked at those bathrooms. The bathrooms are what I would expect from a house built in the 80’s in need of a rehab. They put a red tub and a red vanity. Who the hell wants a red tub?

Groove – I had gfa before I moved into my current house, which has radiator heat. My old house was about half the size, both houses are brick and old and could probably be made much more energy efficient generally. My heating bills didn’t change much when I moved.

i have read a few things on the argument of efficiency between the two over the years. and heard both sides and saw the testing and stats for both sides. I am in the camp of radiant heat is better as it stays hot in the pipes even when the boiler aint turning.
the second argument is its cheaper and space wise if your gonna run ducts for A/C then why not use the ducts for both heat and a/c?
We love the radiant heat and love even more the historic details of our house, which would be destroyed by putting in AC. We installed space pack.
We also restored the original windows. It would take like 50 yearss in energy savings to recoup the extra money for new Pella or Marvin windows. Plus they look soooo much better.

how did you run the spacepac? from those that drooped it in the attic complain at the noise. You still loose closet space and if its an old house you didnt have much space to begin with.

Groove in order to make a true comparision you’d probably have to find a house that went from one to the other and that usually is radiator heat to GFA and probably only because you wanted A/C. Chances are you’d also do some additional weatherproofing and insulating. Though I suppose it’s entirely possible someone got rid of GFA for radiators, or more likely, took a zone approach such as leaving radiator heat downstairs and installing GFA in the upstairs.
The floor space you get back from the radiators probably gets traded for new duct work and lost closest space. Having lived with both I can tell you that GFA goes off a thermostat which may think its 70 and shuts off before the rest of the house gets heated (at least this happens in my condo). And since heat rises, In order to make the first floor of my mom’s house comfortable (radiator heat), the upstairs felt like a sauna.
I understand there is a difference in radiator systems too, such as hot water versus steam?

sounds like a drafty first floor that need to be fixed and a more powerful circulatory pump. also zoning the home helps.

steam can and always will be/get noisy and its an easy switch from steam to hot water, IIRC you just need to tap the other side of the radiator for the the return when going to hot water.

Groove, we found a great company that runs the tubes through the walls. Not a single closet was touched. I have never noticed the noise, it might be a bit loud when it kicks on, but otherwise I love it.

If i had to gut a home i would do forced air for heat and a/c. if it was just an update use spacepak.
now i once help a buddy install central air in his parents ranch home. it was one level and attic was just an attic so we ran it all through the attic and shot the vent through the ceiling. In that situation spacepak would have been to expensive, loud, and way less efficient that a good central air condenser.

The price will obviously be dependent on your home. It wasn’t the cheapest quote, but surprisingly it wasn’t the most expensive. Especially considering they were the only company to propose going throught the walls and not closets.

Curious to know what you used to strip. (If you stripped.) I tried a lot of things but ended up using a Speedheater. Not ideal for corners and ogees, but the best of a lot of suboptimal choices. Preserving old windows is a PITA, but there are geeky side benefits.

A lot of Eastern European languages have “j” in them sounding like an “i” or “y”. I am always amazed how you guys associate “jos” with Jose.
I have a space pak. Its louder than conventional AC. Mine was run via soffits in closets and 1 soffit our Master Bed.
I did not install it. Its probably 15 years old Im guessing. Does a nice job cooling though.

let me ask my wife the name, but there is a really good guys over on lawrence and central ave, American something or other. used them in a emergency winter breakdown that was beyond my expertise. came out on a sunday (or holiday cant remember) they didnt gouge me and did a great job and also showed my how to do it myself if it happened again.
