$75k is still a rip off for this area. Why pay 75k when you can get the same in englewood (which has similar crime rates) for 25k?

I’m betting the bank paid 230k for this property. No way someone had a substantial downpayment or paid cash for this. Instead it was just the bank’s underwriting department having no idea about Chicago but approving mortgage loans. These banks should be barred from ever doing business in Chicago again, IMO.

I live closer to California than to Western, but north of Fullerton. From where I’m sitting, I generally say that west of Kedzie is kinda sketchy, and west of Central Park is clearly no-man’s land…
Down there in Humboldt Park? Yeah, west of the park is pretty shady. But, I say “blame low-income/scattered-site housing”!

Is Section 8 really a dance with the devil? What if someone buys this property for 50k, gives it a 30k rehab and then rents it out to Section 8 people for $1200/month. I am not surprised by the 03 price. Realtors will sell you BS if you don’t learn the prices. They used to put up signs at U of C about how Englewood/Washington Park was going to become the Lincoln Park/Gold Coast of the South and needless to say some clueless parents bought 350k multi family investment properties…..

I think you were right the first time: don’t live west of Western.
That rule is about 10 years old, applied to yups only, and was before the gentrification of bucktown, west town and logan square.
The second rule of the time, which doesn’t apply so much anymore is:
“Don’t do streets with numbers”

I disagree as “west of western and south of IPR” encompasses Old Irving Park – or as I like to call it “Graceland West with a few more retired cops.” Just got a Disney magnet school and is a pretty well-kept secret – for now.
The disney magnet changed the nature of that school. Before it was a 6/7/8 middle school that was 95% low-income and 95% non-english as first language (true). The magnet school is (guessing now) 95% high income and 95% english speaking. THe only prob with the hood is that the developers tore down any house that sold for less than $400 during the boom and in their place put 1.0 to 2.5 million dollar mcmansions like the one at 3747 n keeler discussed here.
just this morning on the train my SO showed me a copy of the OIP community newsletter, and it had recent home sales. 1 home sold during January for $426k which is probably one of the cheapest sfh in the ‘hood. Everything else starts in the 600’s and goes up from there and guess what NOTHING IS SELLING. It’s not the market dumbasses its the prices! I’m west of western so sellers should price accordingly!
I used to be familiary with this area 8 years ago or so. Its in the 11th police district.
One of the absolute hands-down worst areas of the city is just to the west of this address, between Central Park (3600 W) and Pulaski (4000 W) and Chicago (800 N) and Division (1200 N). Words cannot adequately express the concentration of violence and lawlessness within these bounds.
900 N. St. Louis is not quite as bad, but not worth the risk to any but the true pioneer or the truly desperate.

No, it isn’t. Chicago isn’t divided only into “Northside/Southside”. It is (moving counterclockwise) North, NW, West, SW, South, SE. The dividing lines are roughly (with plenty of room to argue this until we all die):
The river/North shore channel b/t N and NW;
something like the Metra line/Grand/take-your-pick b/t NW and West;
The river/I&M canal b/t West and SW;
A jogging line based mostly on skin color b/t SW and South (this is the squishiest line);
Stony Island(-ish) b/t South and SE.
You have a point HD, but for me personally and if I was recommending places to friends to live in chicago it would NOT include Logan Square or OIP. Because I would HATE going to visit them.
The price sounds about right for the area. As JP notes, it’s in a “better” part of the 11th District, but there’s really no “good” part of the 11th District.
LMAO if this is true after this downturn I need to get into RE development. I can’t imagine any UC parent bought 350k multis in any of the neighborhoods you mentioned. Spend any time at all in HP and you will realize that if not for the heavy and frequent UCPD police presence it would succumb to the same urban decay of the neighborhoods that surround it.

West Town goes to the park/California
To be clear, it is the census tract that Bucktown/Wicker Park and some of Humboldt Park are included in. Like Wrigleyville is to Lakeview or Old Town is to Lincoln Park…
733 North Troy is on for $30k and not nearly as far West. Still totally in the ‘hood though.

From the West Town Chamber of Commerce site: “The official West Town Community Area boundaries are Bloomingdale to the north, the Chicago River to the east, Kinzie to the south, and Kedzie to the west.”
Bob-you should have been a realtor in 2004 on the south side. I can’t even count the amount of foreigners that bought their children condos in Washington Park and Bronzeville for 300k+ because of all the hype the realtors made. Some chopshop realtor company called it the “new money” south lol. MetroPro Realty still heavily markets to U of C parents, take a look at their website so you can have a good laugh at their prices.
No comment on any particular bronzeville purchase without knowing the price, but there have been some pretty significant improvements between downtown and hyde park in the last 5, 10 and 15 years. Indeed, I cannot think of one single thing that has deteriorated between downtown and hyde park in quite a bit of time.
The overwhelming underlying improvement is, obviously, the destruction of public housing. As a result, crime has dropped through the floor, the housing stock has filled in, the President is a resident (take that North siders!), and businesses are slowly starting to filter in.
Washington Park is a touchy subject for me, as I had a yuppy friend killed there in a hit and run a few years ago. I still wouldn’t vouch for anything too far west, again, unless you are a true pioneer (with a license to carry) or foolhardy.

HD–take a few minutes of your plentiful work-day free time to see the percentage of kids at Disney getting free/reduced lunch (i.e., near or at poverty levels) before you go suggesting 95% are high income. Patently absurd statement. Go ahead, look it up.
HD–I know you’re busy lawyering all day. So, I’ll help you. 70% of the students are eligible for free/reduced lunches, compared with 36% of the students state-wide who are eligible. Secondly 40% of the students are eligible to live in houses on streets with numbers. I think you know your code better than anyone.

I invite you to move to Washington Park. We’ll see how long you’ll be “alive and well” there. Theres a reason the southside stinks and its called demographics. It might as well be Lagos if it weren’t for the massive public assistance most down there receive at the expense of productive citizens.
This is not the northside; this is the west side. But really, who cares? If you want to buy it and rent it out, I’m sure you could make money. The taxes are cheap.
I am so sick of the derogatory comments about the southside. I am sitting in my 3br, 2 ba 1890 sfh right now in Bridgeport, a mile and a half from the lake and not feeling a teensy bit jealous about people living in condos in Wicker Park, Bucktown or Humboldt Park for the same price.
Anyone on this blog spend time in or live in the North to Division, Western to the park area? I see some good deals. I know nothing is free but I was wondering what it’s like these days in Humboldt.
I remember visiting a friend there many times in the 90’s and summer nights could be insane. Open drug market, gangbangers checking you, police rushing everywhere down the streets. I’m wondering if it’s calmed down any in the past 10 years.
You would think Wicker Park would be pushing it’s way into the area sometime if not already, especially with the nice new (if overpriced) units in the area.
The HP is quite calm and lovely east of the park. Mozart/Augusta by Norweigan American and there is nothing to complain about. I can get a rock on the corner but nothing close to ever being even slightly worried…thinking about moving to the west side of the park…25-40k for a sfh…foolhardy maybe, but y’all just white as snow. Grow some and stop being bigots.
Humboldt park has came a long way and still is going forward. There are good and bad in all part of this world. Because people don’t respect other as we use to. Time has change but something remain the same. One of the thing that remain the same is that people are afraid of what they don’t know or understand. Check the crime rate out it has came down to where Old Town and some of the other so call nice area. I stay in Old Town for many of years right on Hudson and North and I can tell you some of the thing I seen over there I never seen it here. The problem we, is that we depend on the news to much and a lot of thing they say is not always fact. Now if you think around here have not change and you really would like to find out for yourself just get in your car and drive from Clark and Division to California and Divison and see how many people you see sitting outside eating and enjoy their self then make a left on California and go to Chicago Ave. and you will see the same. This is become one of the most mix area in Chicago. Don’t take my word see for yourself.
