It has a fenced back yard and parking.
Yes, that is pink carpet but that is a cosmetic change.
The townhouse also does not have central air- but only window units.
With the price now approaching the 1995 purchase price, is this now a deal?

A very good price for a mid-century modern. Refreshing to not hear about “stainless steel and black granite.” A very workable, affordable property.

This is a solidly-built mid-century modern collectivist townhouse. For an urban hipster-parent who likes Korean barebeque and karaoke bars, who can bike down to Brown or Red Lines, this is a deal. It could be renovated via Home Depot into a very decent place. What you save in housing costs, you can afford to send your kids to Montesori school in Bowmanville five minutes away. Look at the yard; you can grow your own vegetables and keep chickens.

Half a block to the 11, 6 minutes to the Brown Line. Or an easy 20 minute walk.

This *is* priced according to a sub-$1k rental equivalent. 5.25 cap, about, which is above the cost of funds for this size loan for an o/o.
I think this townhouse is located near the ca. 2000 condo conversions on Farragut and other east-west streets, just west of Western and north of Foster. The units were really nice “starter” homes, but a number of them are now in foreclosure/short-sale.
I know it’s an apples/oranges situation, but the condo situation nearby may have a negative impact on the desirability of the townhouse.
Sold for 150K on 1/21/2011. I’d call that a steal.
