The Cheapest SFH In Lincoln Park Is Back! (And Reduced) A 3-Bedroom At 610 W. Kemper
We last chattered about this 3-bedroom single family home at 610 W. Kemper in Lincoln Park in July 2012.

At the time, because it was listed at $499,000, it was a “story” because it was a rare Lincoln Park single family home priced under $500,000.
But it didn’t sell.
The house recently returned to the market reduced $61,100 to $438,800.
If you recall, the house is built on a smaller than average Chicago lot of 50×21. The only outdoor space it has are a large front patio and a rooftop deck.
All three bedrooms are on the second floor.
The master bathroom has a skylight.
The kitchen has maple cabinets, granite counter tops and white appliances.
While the house does have central air it doesn’t have parking. It’s rental only somewhere nearby.
The house is also located directly across from the Lincoln school.
Will this newly reduced price help make the sale or will this house have to go under $400,000 to find a buyer?

Nobody wants a SFH with no parking, on a postage stamp lot, on an alley, with small bedrooms, and craptastic finishes from the 90’s, even if it is in mighty Lincoln Park. Too bad they didn’t list in 2005-2007 this would have sold for 700k easy.
Hopefully they didn’t use their house as an ATM because they should have plenty of equity from their original purchase date because I honestly can’t see this selling for over 400k

Whaddya think it could pull in rent?
If one could get a ~$400k mortgage on it, it’s about $2250/month. If you had two kids, one starting school, the other a couple years away, so you had a ~ten+ year time horizon, not such a terrible thing.
How is the lot only 50 by 21? Is there a coachhouse behind it? This looks small enough to be a coachhouse as it is…
Is this in a historic district? If not at 400k it’s a teardown and you build a 3-flat of high end apartments without parking.

Behind a multi-unit oriented to Geneva. kinda common Chicago thing.
I was about to say that I would take this place over a similarly priced condo any day, but then I noticed it was next to an elementary school. Hearing screeching children all day would drive me crazy.
I live several blocks away and can hear those kids playing at Lincoln. I kind of like to hear the sounds of children playing.

Tight space, but overall the location is phenomenal. You don’t need a car, everything is so close right here.
Good pick up at like 410k.
And, yes I do think there’s an opportunity for rental….There are plenty of parents who don’t need a ton a space, who would move into the district. You could get about 2600 a month for this for location and school district.

Not gonna happen. Not there; not to three units, with NO parking, on a 1000 SF. This isn’t in a hood where the neighbors wouldn’t notice, and it would be easy to get the alderman to do something egregiously stupid for $10,000.
still love this little house and would take over any shitty duplex down with basment bedrooms.
even if the duplex down came with three car parking and a video of helmethofer getting hit a black japanese motorcycle being ridden by a gay jewish guy.
just thinking about it, this would be a great place for a single mom with one or tow 6 year olds.

Make them super high end luxury, call it green because there is no parking.
That or make it section 8. NIMBY’s can take their pick.
I think prices are starting to level out until I see listings like this…I still think someone will pay slightly over 400k for it, but I never would. Parking is a must for SFH.

Nice neighborhood with tons of amenities, no yard to maintain, no condo association to deal with, great school – no parking isn’t as much a factor once the kid is 5 or 6 and can walk a decent distance.

People pay this much for smaller condos without parking within blocks of here; what’s the magical transformation that makes that ok?

if living here didnt increase my commute time then you can bet i would have bought this place already.
Do you really need a car in this area, or really a daily car?
*so what rent a spot two blocks away and use it for the weekend excursion or errands.
*do your really need a yard? some of the those lot line to lot line $3mil+ homes on dayton and howe dont have a yard either. and really you have a big yard with a zoo and ocean attached a few blocks away
*as @fo poitned out condos around here go for the same amount and have no parking and dont have a basement or a private roof top deck
*yes front the main entrance (drop off/busses) of a school sucks but in the summer when your windows are open they are out of school and the holidays your home from work there is no school also
*yes it does suck to be on an alley, but think of the cost of row houses and the only get light from the front or back. you also dont even have to walk out your back door to take out the garbage
*the bedrooms sizes are tight at 8 feet wide, but does a kid really need a bigger room?
i would really rather eat into the third bedroom for a larger and better bathroom and just make the third bed an office and more storage space
just think about it i wonder if the back addition could be torn down and rebuilt with a 1 car garage and a master suite above it? all attached to the home?
i cant tell from the picks how far back the original homes foundation goes. somebody talk a walk by and let me know.
also what would be the code or code change needed to do this?
lastly if its a viable option what the cost would be and if cheap why hasnt it been done yet?
