I wonder how much it would cost and if it would be possible to turn the den and half bath into a full master bath. Then the living room could be turned into the master bedroom and the master bedroom into the living room.
Jeeny’s right–there’s something awful about ht ecurrent layout. Not sure her suggestion fixes the problem, even assuming the plumbing can be done, but the currently layout is off-putting.
Space, vintage details, and garage are amazing. Wonderful storage. The floor plan’s a little unfortunate: who wants their master bedroom through a pocket door to the living room and a hallway walk to the bath? I’d flip out the kitchen and bath placement, and flip the dining room and master bedroom. The living/kitchen/dining areas are then together, and the master bedroom has privacy. But that’s gotta be expensive to do.
Really more of a 1 bedroom + den (small bedroom) trying to be a 2 bedroom.
Parking and outdoor area are nice though.
Radiators are the devil. Love vintage features but they almost always come with radiators.

Radiators are great if you can turn them on and off and if they aren’t noisy. I lived in a vintage rental with a HVAC unit. I paid close to $200/mo in the winter and I was still cold all the time. It was miserable.

Only if it’s steam. Hot water radiant heat is quieter than forced air.
Agree with Jenny/anon re: layout/bathroom situation. And I’m still recovering from the sight of the t.v. on the mantle. And it being first floor isn’t so great. And I think they’re hyping the fact that the garage is “brick” a bit too hard (given the range and unit type, all that matters is that there’s a garage space; who cares that it’s brick?). That said, it’s a fairly compelling unit, all things considered.
The layout and small room sizes are really a bummer for this place. Add in the 1st floor location and only 1.5, rather than 2 full baths, and I think a lot of buyers will be turned off. This seems like one that sounds good on paper then you go see it and are disappointed. Too bad because it’s a wonderful location (especially when you have parking!) and in Nettlehorst I think-not that anyone moving here is likely to have elementary aged children.
