This 3-bedroom on the 9th floor of the new luxury mid-rise at 400 W. Huron in River North is the first property to come back on the market either for sale or as a rental in the building.
These are the first interior pictures of the units.
Built by Smithfield, builder of the uber-popular contemporary 30 W. Oak in the Gold Coast, it has just 26 units.
The building has a doorman, fitness center, dog run and wine storage.
This unit has east views with a large terrace.
It has 10 foot ceilings and gray slate floors in the main living space.
The open kitchen has modern white Valcucine cabinetry and Miele stainless steel appliances.
The other rooms have stone floors and the baths are done in Carrara marble.
It has other features that buyers and renters look for including a side-by-side washer/dryer and rare 2-car garage parking.
The rental listing says they prefer a 2-year lease.
The building is sold out. Several other new luxury mid-rises are going up in the blocks nearby.
Will this building do for River North’s luxury scene what 30 W. Oak did for the Gold Coast?

Maybe the bedroom floors are concrete? I can’t actually tell but I don’t love the overall look.
At this price I am so underwhelmed I don’t even know where to begin. The actual two car garage in a mid-rise is the only thing “special” here.
312 Huron will blow this out of the water imo (and have lots of floor retail space to help the hood!); however, if you want a bit more exclusivity and that two car garage in a mid-rise as noted, you don’t have many options.
I am very tempted to pickup this unit down the street (or wait until either 1502 or 1602 comes back on the market):

There will be a new high-rise right next to it, by Citizen bar, a low rise by Green Door, etc. and all those high rises on Wells to help extend the RN vibe into this corner.
This isn’t that bad, I’d much rather live here than at ‘Next’ or Niche for the same $/sqft/month
3 beds in Next are $6100 and only 1627 sqft and they will probably charge you more for 2 parking spaces!!!
I never heard of a knock knock dishwasher until now. wtf will they come up with next. i guess it works here as there’s no pulls on the cabinets.
the floors in the bedrooms look to be concrete. considering the base moulding is already on, it’s probably the finished floor. did they put radiant heat in this place?
Another disappointing development. People get suckered into the renders and get stuck holding the bag. Wanda is next in disappointments, although that hotel portion will be very impressive at least.
I’m sold. The dishwasher has a “knock knock” function.
I wonder how many of these high priced rentals the Chicago market can sustain. I can think of very limited situations where someone would choose to rent at this price – wealthy person remodeling their regular home, lawyer from out of state working on a case in Chicago, sports figure new to a Chicago team…. Any other situations you can come up with?

1) just to be clear, it’s not a rental building. It’s one person who bought this unit (presumably to move into at some point, but not yet ready to leave their large suburban home for another couple years, or something like that)
2) There are a lot of people that can afford 1.5 MM condos (whether based on income, assets, appreciation of previous homes) that are choosing to rent for a while. It can be due to an expectation of moving out of state at some point, a belief that values will decrease at some point or stay flat if RE Taxes increase significantly. It’s not an unreasonable calculation to pay 6K a month for rent rather than $7K (less tax savings) or more on interest, assessments and RE taxes.
For everyone else, what is the last picture in the listing? Is that the apartment during construction? the garage? the amenities floor??

Unless they signed long term contracts, many professional athletes would be better off just renting.
Also, think of the Hamilton cast or the Chicago Fire shows actors who may or may not be in Chicago for more than a few years.

Is this the new building going in right next to the El tracks? To me, that immediately makes it an inferior building.

No way to $3900. I own a three bedroom place near Division/Noble that I get $3500 for that includes street parking! I think $8900 is too much, but not $3900. $7500 would be about right.
This rent is within reach of “C” level executives at Big Corp. I know of many corporate people that never really move to Chicago. They have “home” homes elsewhere. They work in Chicago. Sometimes their families come too. Sometimes their families are only in Chicago for summers and chunks of other times. I don’t know their average job tenure, but it’s well below the period of typical home ownership.

How’s it going to “die”? They are already building it and already have Chinese money to pay for the construction.
As long as a building has apartments/hotel in it, the banks appear willing to lend. Returns from that can help pay off the construction loan until the condos sell out.
I can see this getting 6k without a doubt. 8900? no.
