One of the comp properties redfin shows is the Keck and Keck 2939 W Catalpa place at $1.1MM. I think list is quite a bit lower than before.

great now i got a craving for charcoal delights.
and i know this area is not the holy GZ, but you will be pleasantly surprised how nice it is around here. and the fact you get a back yard that buts up to a park and river (that are awesome and really a undiscovered delight).
Jersey/kedzie you would think be a heavy traffic street but it isnt more like a heavy traffic side street.
Check out the body shop down the street, it where i go and they do darn good work and state farm accepted too.
if you go a bit south of NSPHS there was/is a korean art supply store where a buddy of mine got arrested 3 times lift “supplies”. you would thing the idiot would stop by the second as he really only got away with a five finger once.

How do you get downtown from here every day? How long does it take? Where do you go to hang out on weekends in this neighborhood? I don’t know anything about it.
I like it, but how high off the river is it? I wouldn’t really want to live on any river even though the chicago river is pretty safe, right? or does it smell here? I can’t imagine such a nice house in a good hood selling for so cheap
and by safe, I mean safe from flooding, right? if there’s risk, they can just open the locks and reverse the flow right?
The housing in this area tends to be the post-war type. These homes tend to stand out in terms of design compared to the others, in a good way. As far as places to hang out, there’s plenty of Asian restaurants on Bryn Mawr. But if you’re looking for weekend hangouts, it’s not here. It’s a “poor” Sauganash.
Getting to downtown you’d rely on getting to the Kimball stop for the brown line or take Peterson to LSD.

It’s not actually the river, it’s the north shore channel. The river this far north (North Park U, Gompers Park, Lebagh Woods) flood all.the.time. It’ll flood on a sunny day during a drought.
The Channel doesn’t really flood and is pretty far below street level here. It’s the water supply for reversing the flow.
BUT the Channel is also where the sewage gets dumped in, so it ain’t odor free.
I remember one of these being on the market when we bought our loft. I liked these houses at that time and like them now.
I’d consider this property at this price right now…
@CB to get to the CBD would take about a hour. 82 bus to the brown line to the Quicy/Wells Stop.
Not too much I can find wrong with the place. Commute might be a little bit of a strain if u take mass trans, but there are much worse.
Adjust the taxes a little and this place is pretty good to go. I’m surprised its not under contract already.

Nothing about this says “Arts & Crafts” to me. Two arts and crafts columns do not make the house arts and crafts. Wehre is wood?… and the high ceilings, not so arts and crafts.
More like faux arts and crafts = farts and crafts.
I agree a local (and I know very little about home styles so I might very well be wrong) and I think the exterior is not appealing at all.

If a new construction house in Chicago has living space in the basement, and does not have drain tile (which would drain into a sump pit), then I’d consider it defective.
Real arts and crafts is (most) of the villa bounded by addison, avondale and pulaski. This is more like imitation arts and crafts, sort of like how vanillin is imitation vanilla extract…..

HD, that is a great link. I love looking at houses in old neighborhoods. I think I will do some of these tours this spring and summer. Do you have any recommendations on what neighborhoods are the coolest to look at?

come on Eric’s North used to be right down jersey, and i think they still have diversions and a new place “cafe pure”, dont forget the mini golf/batting cages/bunny hutch is right up lincoln. Pueblito Viejo is righ there too, is latin bliss still open? and there used to be a few Romanian bars right by here too that were fun.
they have way more weekend hang outs here than sauganash!
plus you got the northpark commercial strip a few blocks away, I have another craving for tre kronor. dang swede’s

Didn’t want to leave it a swamp, as it’s harder to kill the mosquitoes then, I guess, and would give an alleygator breeding ground.

i had a boyhood friend who flushed one down the toilet only to reunite with him years later taking his kids to the park there.
An ok house, but on the wrong side of the river. The Peterson Woods and Budlong Woods neighborhoods are much nicer which are across river. For places to hang out, Lincoln Square is about 5 minutes away by car. I think the price is high for this house in this area.
Historic pullman, but only during the day.
Beverly is pretty cool.
Take a drive up Sheridan Road on the North Shore, very nice.

Groove – Latin Bliss is still open. But do you think the crowd that is going to pay that much money for a home are going to avail themselves of the stuff on Lincoln? It’s mostly high school and college kids from Northeastern that are frequenting those strips.
I’m calling it a “poor Sauganash” because that area’s suburban like Sauganash but smaller lots and the income levels are most likely lower. These Farts and Craps homes do stick out on Jersey.
And I’m not slamming the area at all. I enjoy the variety that is evident just by going down Bryn Mawr. It’s more of a real Chicago neighborhood to me than the GZ.

I pass by these houses everyday and everyday they catch my eye. There is nothing else like them around in that neighborhood. Also, there is a pretty darn good Persian restaurant down the street.

sadly no they probably wont attend, but it was club lexus i think when i would go there.

its way more korean shops than it used to be but last scoot down the street there were no vacant shops and thats a good sign!
I agree its the wrong side of the river, bublong and peterson are hidden jewels.
oh and dont forget its walking distance to “what’s cooking”, and for that it does deserve some premium if your into that type of thing?
I know that Lawrence Produce is struggling to stay afloat. It’s a gem of an independent grocery store so I make it a point to pick something up here now and again. Appearances can be deceiving!

most people avoid the mexican and polish produce stores (that are not mexican or polish) but they are awesome in quality and price and small enough to ask the owner “hey how come you dont carry xxxx” then in a few weeks they carry xxxx.
Drove by and saw this was now under contract. I wonder what it went for? Also this was a pretty quick sale for the area.
