This 2-bedroom in the Park Shore at 195 N. Harbor Drive in Lakeshore East came on the market in August 2016.
I don’t have a direct on view of this building in my archive, but you can see it peaking out just behind the high rise building in the front/right of the picture above. That midrise building in the front of the picture is some of the newer construction in Lakeshore East.
But before there was the Lakeshore East development and Millennium Park, there were the high rises along Randolph Street and Harbor Drive.
The Park Shore is a 482-unit high rise that was built along Lake Shore Drive and the Lake in 1991.
It is a full service building with a rooftop outdoor pool, outdoor tennis courts, a day spa, dry cleaner, bike storage and gym.
The building seemed to be ahead of its time as it boosts floor to ceiling windows. Some of the units also have the amenities of the newer Lakeshore East buildings such as central air, deeded parking and an in-unit washer/dryer.
This unit has the in-unit washer/dryer.
The listing says the kitchen is “designer.” It has white cabinets, stainless steel appliances and a tile backsplash.
The listing says it has custom closets and custom window treatments.
The unit has views of the lake and city.
It also has central air and parking is available in the building.
This property is listed for $534,000. Most of the units currently on the market in the building are under contract.
Is this building a secret deal compared to the rest of Lakeshore East?

I love this area. It’s so quiet, yet in the middle of the city.
Raising the price after listing is a big turn off. It makes me think the sellers are crazy and are going to be difficult.

I would bet a dollar that the initial listing had the parking separate for $35k, but the practice in the building is to include parking (bc it’s a limited common element, or jut customary) so the realtor updated to include it.
One of my first listings was in this building – a 2/2. Loved the building. Very well managed at the time and has an elegant feel to it. Also, thought the pool was really cool because it was like being on a towering cruise ship with the lake right next to it. However, the location is very isolated – more so than the rest of Lakeshore East.
Built in 1991, the ceilings are low and I’m guessing this unit still has the popcorn ceilings from the photos. Showing the laundry room could be a mistake because supposedly this unit has it’s own washer/ dryer.
It was listed previously with the parking an extra $35K.

345 N. LaSalle, aka The Sterling, was built in 2001. It was originally going to be apartments but the condo market was so hot they converted it right away before anyone moved in. The lower floors were left with the original finishes. You could get an “upgrade” package if you bought in the higher floors.

anon(tfo)- they all say that on Redfin if there is parking in the building. The realtors just check the boxes (“there’s parking!”) and it shows up like it does here. Usually when it is extra it will say “$30,000” or whatever. And when it’s included, it usually says it is in the summary or elsewhere in the listing.
So no- it’s not clear from this listing that it’s included.

I thought it was Harbor View too (but you’re right- it’s 1901 S. Calumet in the South Loop). But it’s Harbor Point you’re thinking of at 155 N. Harbor. Close! Good memory though- to get them confused. Harbor Point is OLD.
This unit absolutely includes parking, given that previously it was listed for almost 2 months at $499K + parking @ 35K. Also, there is a flag in the MLS that says parking is included in the price.

When the f did I even *imply* that it was “clear”?
I quoted the listing you linked to, and made a reasonable supposition about why there was a price increase that happened to be an amount that is often the asking price for a parking space in (slightly older) ‘downtown’ buildings.

We were going off the public listings Gary. Most of us don’t have access to the MLS.
