    They are asking less than ’06 and the ’09 sales price (ie, it’s not ‘over peak’) and we’ve been reliably informed here at the CC that everything in the Green Zone, that is move-in-ready renovated, is past peak, unless the seller is an idiot.

    Given how far *under* peak (which was between those two sales, and would presumably been very close to, if not over, $500k) they are asking, I’m forced to assume that all three problems are in play.
