There’s a rooftop deck and a private outdoor terrace.
But the one thing that makes this townhouse very unique is that it has 4-bedrooms.
4-bedroom townhouses are rare, in general, but nearly a unicorn in hot River North, where condos and lofts rule.
Two of the bedrooms are on the second floor with two more on the third floor (yes- one of them is 9×10).
Don’t like the decor? The listing says “seller will credit buyer $30,000 for remodeling.”
At 3600 square feet, is this a good single family home alternative?

Wow, what a complete and utter ripoff. Over 300K over just past-peak era pricing, nowhere near 3600 square feet and taste/specific “artistic” treatments that will turn half of the potential buyers off. This market is insane.
Horrible kitchen. Looks like it belongs in a 1br.
Owner obviously loves the 80s / 90s… even has a Honda Helix scooter.
That is a pretty busy stretch of Grand. Drive by these every morning. I’d rather be in a larger condo not a street level for that kind of money.
I like this place. I like the idea of having my own private entrance instead of having to take an elevator and see a doorman (as in a condo). I have no idea on the price though.
The bathrooms are horrible and I imagine anyone spending this much would want them gutted and redone. The $30k credit at closing is not going to cover much.
what kind of wood floors are those on the main level. bamboo? just want to know so i can tell myself to never consider looking at them for any of my future properties. those are terrible.

This listing might be my bete noire of all times. I absolutely despise everything in this place, the flooring, kitchen, wall colors, staircase’s rail, the furniture (I know they won’t stay), light fixtures, the walking closet, and even the kid’s room which is usually at least cute.

Most families want 4 bedrooms and it’s really hard to get- either in a condo or a townhouse even in the $1.1 million price range- in this neighborhood.
As was stated the last time a unit in this complex was listed, for the price the sellers want, I’d much rather live in the gated Kinzie Park Community across the river.
So move here and get ripped off because it’s semi-rare Sabrina? You actually think this price is remotely acceptable!?

Two possibilities:
1. Just 3 bedrooms instead of 4 – which does matter to some buyers
2. Just 1 car garage instead of 2-car. It says there’s a “possibility” of purchasing a second outdoor spot. Two indoor spots is prime for this neighborhood.

4 bedroom townhouses are extremely rare in the GreenZone. In some neighborhoods they are the unicorn (almost.) When one does come on the market, it tends to sell quickly (often times with bidding wars) especially in the downtown neighborhoods where townhouses, in general, are rare and single family homes even rarer (like in the South Loop, the Loop, Fulton Market, River North and Streeterville.) Townhouses are all you’ve got in some of those neighborhoods.
Sabrina, it sure seems like YOU are the seller. If not, go ahead and buy this place since you love it so much.
