This 6-bedroom single family loft-like home at 2436 W. Bloomingdale in Logan Square came on the market in June 2016.
It is a former mechanic’s garage and is built on a double lot measuring 48×125.
To long time readers, this house would look familiar because we chattered about it several times in 2008.

Back then, it was new construction and the neighborhood was listed as Humboldt Park. We actually debated whether or not this neighborhood was in Humboldt Park or not and what was nearby.

I always drew the line at Western for my housing hunt, but they make a strong case for crossing the border. The area around the Armitage blue line stop is pretty barren but I’ve never felt unsafe there.
It never sold.
Now, it is listed as being in Logan Square and the successful 606 trail can be seen from one of the decks.
The house, however, remains the same.
It has high bow truss ceilings with exposed sandblasted heavy timber trusses and radiant heated concrete floors.
There’s a massive skylight.
The Chef’s kitchen has Scavolini cabinets, Thermador, Subzero and Miele appliances and granite counter tops.
There’s an inner courtyard with a pool.
The house also has 2 dens and 3 wetbars.
It has a security system and a 4-car heated attached garage.
It has the preferred layout on the bedrooms with 5 out of the 6 bedrooms on the second floor.
Originally listed in June 2016 for $3.25 million, it has been reduced to $2.85 million.
A lot has changed in this neighborhood in the last 8 years.

Crappy area, even now. At this price point people have far better options in my opinion.
Nobody is going to spend this kind of money west of western. its the same reason you wouldn’t buy one of Saddam’s old palaces in Iraq. Looks nice and high end, sure, but you would never be able to leave the home.
No, still not a deal, paying over 2 million for a gigantic custom house in the sucky part of logan square Is a horrible idea, yeah yeah its on the bloomingdale trail, big whoop, that just means moronic teenage kids making noise when you’re trying to sleep probably
They want $373 a sqft when most stuff in the area is LISTED for under $300, more like $250 a sqft… so I’d say that at 1.9 million it would be an ok deal
No thanks. The first place I rented in Chicago was a supposed former office building turned condos. I could tell it was a motel, not an office building, at one time and the “courtyard” (only accessible/owned by the larger unit ground floor tenants – even though it’s included in all the pictures for other units for sale throughout the years – and this is why they had trouble selling them because they LIE) was obviously the former parking lot. It gave me the willies. A great little place to rent with parking included but I’d never buy it. To each their own though…..
I think the space looks cool. Plenty of space for live/work. It’s nice to see something very different. Love the private courtyard. They’ll have trouble due to the erratic pricing strategy. Overall though, it’s a creative and well done re-use of the space.

Looks like a very nice place for cocktail parties. I can’t picture it as a home for a family with kids. If other people have the same impression, that has to limit the buyer pool a lot.
The father of a friend of mine builds homes like this. His company may have built this one, but I’m not sure. The house they lived in was amazing.
That being said, I would rather live in a Gold Coast or Lincoln Park row house for the same price.
It looks like a office space for a tech start-up. Definitely, not a home. For that price I’d rather live in another part of town (ie. Gold Coast, Lincoln Park, or even LakeView)

Great house, big/cool space….area isn’t horrible (but not ideal). No way worth almost 3 million though, even in better parts of town. I can see it marketing more for mixed use possibly? Will sell for under 2 million-whoever pays more will not be getting any ROI.
Went to an estate sale here when the last tenants moved out. I was impressed with the space but not with the goods for sale.
This house really needs to be staged. Empty, it’s just too austere to imagine how it could be made into a comfortable family home.

Do buyers still anticipate ROI in this market, assuming they are not buying a fixer upper? I personally don’t expect it on my next purchase and am holding out another 12-18 months to secure my ‘forever home’ so ROI is not a huge concern.
Eventually everyone should expect some ROI. If it never happens we’ve gone third world.
Why on earth wouldn’t you stage this at this price point? Call Room & Board or DWR and have them shoot their next catalog here.
Otherwise, wow. I love it. I love the kitchen especially. Someone really knew what they were doing!!!
I live about a block west of here, and the area is not bad… damn, some of you make it sound like it the ghetto! The “West Bucktown” area is a nice family area, with access to the 606, tree lined streets and is rapidly gentrifying — even in the 2 years we’ve been here it’s changed for the better.
I like this house… would certainly do some things different to make more home-like than office space-like, but there’s so much potential. That said, With a price pushing $3 million, I would rather find something else in Lincoln Park, Wicker Park, or River North.

It has finally sold.
Per Crain’s it closed for $2.39 million. That was still the highest price ever in the neighborhood.
