We last chattered about this 2-bedroom townhouse at 1732 N. Mohawk in the Old Town neighborhood of Lincoln Park in May 2011.

At that time, some of you thought the exterior picture was misleading because it showed the front of the building when this townhouse is at the rear of the property- on the alley.
Others liked the rooftop deck.
It has since been reduced another $35,000 and is now listed at $400,000.
That is $99,000 under the 2006 purchase price.
You’ll recall that the townhouse has the living/kitchen area on the main floor, 2 bedrooms on the second level and then a den on the third level with skylights.
It also has a 300 square foot private rooftop deck on the third level.
There are hardwood floors on the main level and both bedrooms have new carpet.
The kitchen has maple cabinets, stainless steel appliances and granite counter tops.
Built in 1988, it has central air and 2-car tandem parking.
The seller is now offering a 3% buyers broker commission as well.
Off and on the market since November 2009, will this price reduction finally producer a buyer?

Does that mean that when you are selling a condo you can’t take a picture of the front of the building or people will be misled into thinking they are getting all of the units? Ha.
I think this looks like a pretty good deal for about $370-375. Location seems good and the deck is separated by the 3rd floor rooms from the other townhome’s deck. The redfin agent comments that the rooms are dark and small, but the sizes don’t look bad and with the right furniture in the place (i.e., remove the Schlomburg rec room sectional) it could be fine. I like it.
This seems like a good deal to me too. My main concern would be the three unit association. The assessments seem too low too. What will happen if the building needs work and there are no reserves? This happened to someone I know. She ended up having to pay for her neighbor’s portion of the work because they neighbor refused to contribute to work that needed to be done.

This means “at the time, I deleted several comments questioning the accuracy of the listing data and the pictures, including references to people ‘blacklisting’ agents because of their dissemination of false information”, right?
Jenny, your friend who picked up your neighbors tab should have picked up the phone and called an attorney. You can’t refuse to pay an assessment because you don’t agree with it.
BettyBoop, she should have called a lawyer. She just didn’t want to deal with the people at all. They are jerks in a multitude of ways and the idea of dealing with them was more stressful than paying it herself. Of course, in the long run, it’s a bad idea because the neighbors are rewarded for their poor behavior.
That little 4-seater table is the only dining space? Yikes, that’s small. And the view from the deck is likely onto the parking lot for the formerly public housing to the west, so that’s another negative. But for the location and schools, this seems like a pretty good deal.
All of the spaces are very confined. Kitchen is small, living room is small etc. I think its a good deal for the price, but you dont get a good feel for the space from these photos.
The majority of listings have sub-par photos. I admit it is difficult, but I have seen sub $400k listings with 16 photos all well lit and covering room areas very well. This is where a floor plan would answer a lot of questions the photos can’t.
I like this unit a lot. My guess is the owner is sacrificing their $100k down payment and much less a short sale is required.

Bet its a typo and its really $425k.
$425 would be over the ask price, so I doubt it.

That was the ask price in August 2011. They delisted and relisted this spring at (iirc) $429k, so it’s right on.
But if you actually think that it is more likely that it sold for $125k, please, be my guest.
Could also be not arms’ length, but seems unlikely.
