We have chattered about this 2-bedroom vintage unit at 2861 N. Burling in Lakeview several times over the past 11 months.

It was removed from the market but has now been relisted and has been reduced another $25,000. It is now listed at $299,900.
Last September, some of you thought this would sell around $250K but at least one of you thought a deal would get done around $290K.
The unit has 9 foot ceilings and many of its vintage features including a pier mirror and beamed dining room ceiling.
It has a lot of the features buyers look for including washer/dryer in the unit and heated garage parking.
The kitchen has white cabinets and appliances.
The only thing it’s missing is central air (window units only.)
Is this finally a deal?

I know we’re not supposed to comment on this, but better staging would go a long way toward selling this place.
What are your thoughts as to whether stainless steel appliances would make a difference for a place like this? I was going to list stainless steel refrig/oven/micro/dishwasher on Craigslist and get new ones. Maybe this should be the target market…
Well, if you are going to do stainless, you might as well get the granite as well.
Not sure….Some buyers can’t even deal with buying their own SS appliances….
I think a further price reduction if no traction in the next 3-4 weeks makes more sense
Although this unit is too small for our tastes, this is the kind of place that excites us of late, because it should have reasonably good bones, and you are not paying for someone’s (overcompensated) Home Depot kitchen makeover and (once you get the price down a bit further) you can then afford to do the work the way you want it done.

If you are talking mid-level stainless steel from GE or Jenn-air or others, I think they are really ugly.
There is a company called Gorenje Ora-Ito, they make carbon fiber appliances. I think it’s super cool and I like it better than the stainless. Not sure if they are in the U.S. yet…
Carbon fiber appliances… For when your stainless steel is just too heavy for the constant movement.
It’s so monumentally stupid that it just might become popular.
I am, by no means, suggesting them for this property as they are probably too expensive, but just wanted to make the point that we are going to be phasing out of stainless in few years…

Thanks, looks fantastic. CF is molded so you can do things with it that you can’t with metal. No idea however whether they took advantage of that in those designs. Looks great though.

Always ask the same question, and the best answer is always cabinet front. Which doesn’t work (well? at all?) for ovens.
And, imo, misses the point of “what would be the alternative to basic white for a place like *this*” rather than “what will we see in high-end kitchens”, which I certainly agree, is moving away from SS, and for which carbon-fiber might be the answer.
And, Spinoza, tipster was being sarcastic. Why would anyone care if their refrigerator has the lightest cladding, or the heaviest? It gets moved how often? And even then, just rolled out for cleaning/service.

I have no clue what next is. I am giving you one example of one of the possibilities, and as the technology and the materials improve, possibilities may just be endless.
Like in most things, most people do not buy stainless because they think it’s pretty, they buy/want it because they think it’s high end and fancy and that’s what most people wants.

that cf appliance co. might have legs. it looks futuristic like darth vader and the profit margins will be huge. everyone “knows” cf is the latest greatest thing, super high tech, etc. shit nike even puts it in some air jordans. it will all depend on marketing strategy. though I also foresee a big market for cabon fiber looking wallpaper so you can keep up with the jonzes w/out buying all new stuff.

i swear i gave my answer a year back and still think its the best.
the new trend that will take out SS will be retro. think “re-purposing” and once all the vintage ones are bought up and the style catches on your local sears will be making replicas (i know sears doesnt actually make them i.e. kemore, GE)
we have a old school white Crown the i fixed up and found the original knobs at a flee market. i rock a white fridge and a black dishwasher (it was dirt cheap only color) but my dishwasher has a cabinet door covering it.
but watch SS will go out for the “repurposing” fad.

Sure. CF is at least plausible as a trickle down. So I agree with you that it’s the best answer yet. Dunno if I think it’s likely (not that anyone is saying it is!), mostly as I think it doesn’t play as well in the “typical” American kitchen. Has a very good chance–if costs go down w/ production–of being the “new black”, as the primary alternative to white/SS, depending on the rest of the decor.

Stainless is already out on the high end prop.
You need 1 giant SS appliance like the range, and everything else should be hidden/out of sight.
Personally, I like the newer colored/gray appliances. Maybe the gray ones are the carbon ones?

sorry no, but the internet and a wrench set is really all you need for the old ones. well and someone to safely hook up the gas connection if needed. you may need to just buy a a whole new burner housing to save the trouble if one is give you the fits.
now i was lucky on the crown as the clock still worked, that would have had me calling in a guy to fix that.
Its a 2/1 priced like a 2/2 WITH high assessments & taxes. This might go back to the bank.
Then again deeded parking is pretty uncommon around this area and deeded heated garage parking pretty rare so who knows.
@ Spinoza, Gorenje Ora-Ito is amazing. I have never seen something like it.
It is not available in US though. Not that it is a surprise.
BTW, I am amazed this place does not sell. It looks fairly decent, even includes a garage. Assessment seems reasonable too.

Hmm, there are some words in there that I recognize. And “polished aluminum”–while undoubtedly different–looks pretty similar.
I pegged this place at $290K, and I still think it will sell close to it.
Groove – thanks, my problem is the oven (separate oven/broiler) pilot/thermostat. All the electric gizmo’s work (Clock, timer, rotisserie, sensor, grillevator, etc) well.

if you cant find one a flea market or garage sale you are probably looking at $50-200 for the part.
now a trick to old ovens is that if its a simple one you may not need a exact model part.
there is a place in norridge on lawrence by cumberland that has parts for old appliances. If its still there and i am in the area i will ask for ya.
also, a good cleaning, qtips, tooth picks, and can of air sometimes can get the gunk out of places you cant see that strangely fixes some problems.
Groovy Groove, thanks! I’ll have to get out there, do you know what it’s called? The problem with mine is that it’s an LA made range (later Tappan and now Frigidaire), they are very common in CA but really rare here. It’s simple enough, but the gas won’t flow w/o pilot being on (it heats the safety release – can’t remember the correct term right now). I’ve been told by friends (with a Crown) and on online forums that the old ranges bake better because they hold the temp in the oven rather than letting it cool off and then warm back up.
That’s next on my agenda – it was filthy when I moved in. I’m hoping not to have to replace the thermostat, but oh well…
The seller was nuts – duct tape on the perfectly functioning KitchenAid. That thing doesn’t play around.

Fun to banter about appliances that would be completely inappropriate for this place/price. My only point was that if it were mine to sell, I’d pay the $1500 to put in stainless steel refrig/dishwasher/oven/microwave.
I think the white looks better with that kitchen – the stainless, especially with black sides, would look cluttered there. And would you really get it back? I would’ve put in a nice backsplash over changing the appliances.
Oh, interesting, I just checked out the floor plan. It looks like the second bedroom was originally a porch – I hope it’s well insulated. I wonder if the living room was originally a smaller parlor with a bedroom next to it (or else two parlors).

I’m not sure that c.1997 qualifies as “vintage” yet.

Could be. But the style is very mid-90s Home Depot special.
I’m thinking mid/late 70’s or early 80’s oak cabinets painted white gussied up with new formica and such. It’s easy to doll those old cabs up decently – the exposed hinges are the giveaway to me.

Dunno. Feel like I saw a lot of exposed hinges on new-ish stuff 15 years ago, but I’m getting old, so who knows.
Decent place, but the layout is odd. (See the floorplan off the Virtual Tour link on the Redfin listing.) The two bedrooms and two living areas cut each other off. From front to back you have living room, bed/bathroom, kitchen/dining, 2nd bedroom. So even though it’s a lot of space, on a nice street, with some good features (W/D, garage parking), it just doesn’t flow well.
Also, the kitchen is dated, but I would prefer that to a poorly done reno. At least you won’t feel bad when you rip it out.
My first apartment was a “railroad” 2/1, basically this layout except the second BR was off the dining room instead of behind the kitchen. It was actually quite livable.
I kind of like the layout, especially if you entertain over dinner a lot. The bigger problem is the back door off the back bedroom (if I remember the plan right) and, for roommates, the distance between second bedroom and bathroom.
Very cute place, but I can think of a good rental comp on this block for someone wanting to take a “test run” of this style of living.
They did dtrip most of the vintage; aside from the FP and mirror, everything looks new — even the dining room beamed ceilings. Those do not look original at all.
