This 3-bedroom townhouse at 832 W. Wolfram in Lakeview recently came on the market.
The listing calls it a townhouse but as you can see from the picture above, it appears to be behind the house in the front. That’s the door to the right behind the house in front.
Is it a coach house?
The listing says there’s a monthly assessment but doesn’t list it.
It does have some unique features including exposed brick walls and arched doorways.
The property has ebony wood floors.
The kitchen has white cabinets and counter tops.
There is a double height living room.
There is no floor plan listed but it appears that two bedrooms are on the main level, the living/dining/kitchen on the second level and the master bedroom on the third floor.
There is no family room.
It has central air and a 1.5 car garage.
This townhouse is listed 47% higher than the 2004 price at $678,900.

This listing disappoints in so many ways….
1. No floorplan of a place with an odd layout
2. Calling what appears to be a coach house a townhouse
3. Assessments? No Assessments? Rubloff’s site says $0, Redfin says 1 unit which would imply none….
4. $200k of appreciation between each sale?
Nice looking place though with what appears to be a tiny kitchen.

I love townhouses! I even like the word “townhouse.”
It’s actually listed about 47% higher than the 2004 sale price; the 2004 price is about 32% lower than the 2013 list. It’s tough to tell how big this is but it seems little on the small side, especially without a basement. Nice area and nice finishes but this one is another one that seems like they should have listed lower to get a lot of interest and offers as opposed to starting at $679k.
The bedroom locations are a mystery and are potentially a bummer, but it otherwise seems like a pretty nice place.
32%? I get 47% up! Or 4% compounded annually from may 2004. Case-shiller Chicago down 21% or -2.5% annually from may 2004. What am I missing? Decent location but feels like this is a 4 handle.
Off-topic, but I was watching Woody Allen’s 1977 “Annie Hall” yesterday while I was on the exercise bike, and there’s a funny scene where Woody Allen expresses shock that Diane Keaton is paying as much as she is for her 1-bedroom apartment with a large outdoor space in the middle of Manhattan. The rent he’s astonished is so high is $400 a month.
I wonder what you would get for $400 a month in Manhattan nowadays? A sleeping bag beneath a highway underpass, perhaps?

I love this neighborhood, but I wouldn’t call it ELV (since it is west of Halsted). Also, kudos to Sabrina for finding this place – I’ve walked down this street dozens of times but never noticed this place… although I have noticed that 836 W Wolfram is back on the market after 2.5 years, looking for a ~15% jump.

I agree. My girlfriend used to live on this block and there are a lot of gorgeous homes, but I certainly wouldn’t consider it part of Lakeview East. Regardless of where this place does or doesn’t reside, it looks really cool but as others have pointed out could definitely benefit from a floorplan.

you are correct a floor plan is really needed, and if any place this is the poster child of “why cant we do it like NY and have floorplans on all listings”

I don’t think it’s connected. The “glass block” or whatever looks like it in the first pick looks like a large architectual fence.

It feels awfully cramped to me, and the bedrooms are tight (not that I’m a fan of suburban master bedroom palatial suites, but still). I hate those open stairs, and I don’t think they’d be a hit with families.
That said, the exposed brick is nice, and it definitely has a non-cookie cutter feel, which is a great change. It just seems like a lot of money for a coach house condo/townhome. I’ve been in one of these converted coachhouse townhouses on Wolfram (maybe a block down?), and it was a tight space with limited light. This has a better, more upscale feel, but not $200K more.

This place got a lot of press. It was on the HuffPo homepage a few days back. Probably because HuffPo identifies me as a Chicagoan, but still, that’s some good advertising.
