This 3-bedroom vintage rowhouse at 1832 W. Cornelia in Roscoe Village recently came on the market.
It went under contract in just 11 days.
We have chattered about rowhouses on this block before (including 1828 W. Cornelia, just two doors down, which has been on the market since February 2012.) See our chatter on that rowhouse here.
But this rowhouse came on at the price of $569,900, or equivalent to a duplex down in the neighborhood.
The rowhouse was built in 1890 on a 20×120 lot and has a 1.5 garage.
It has hardwood floors on the main level along with some original woodwork.
Two of the three bedrooms are on the second floor with the third on the top floor.
The kitchen appears to have the original white cabinets and white appliances.
It has a finished basement and central air.
Did this property go under contract so quickly because it was priced right?

Nice place, price is right. You can redo kitchen and baths as you like. Not surprised it sold quickly.

I gotta agree with Trudi, that it’s livable now and, given what a teardown (yes, I know, not a full lot) will set you back in the immediate area, seems a decent price, assuming quick contract means $560-575k.
I do think that the kitchen layout would make me nuts, quickly, unless it is much better than I can guess based on pix.
it is absolutely priced right for the neighborhood, even for a blank canvas. there is a lot of built up demand for something like this. Pick it up for 560 and put 100k into it, which will get you a killer kitchen and baths and you get what you want, instead of that kinda funky style in the other one. Although I do think that 1828 has better curb appeal.

what are the cribchatters opinions on the British School?
Seems like a good buy. Reminds me of the rowhouses all over Washington, D.C. I’ve always liked those, especially because there’s usually a third floor. I love the idea of a third-floor retreat for a master bed.

I don’t have an informed personal opinion, but we know a few families with kids there. All are very happy. I imagine that it makes back-to-school shopping easier.

Talked to a couple who were v happy but couldn’t really say what was british about it. The husband basically htought no difference. Wife claimed they really focused on indiv needs of kid, which doesn’t sound at all british to me.

Some friends with kids there. In all honestly they like it simply because it isn’t CPS. And, they were turned down by Latin and Parker so they figured it was the next best thing.
Oh, sorry, one thing they mentioned was liking that is for profit, so you write one check a year and then not be hassled for fundraising throughout the year.
Also, know a British couple here for two years on business that had kids there. Obvious reason for them was because they could then easily return to the British system when they went back to London, so it was a no brainer for them.

For younger kids, given that it’s a school with good facilities, can hire good (albeit brit) teachers, and has generally involved parents, not sure it’s that easy to distinguish beyond that unless the curriculum is really different. (I’m damned if I can get my son to tell me alot about preK.) It would be the older grades I’d try to figure out if I like the curriculum etc. ANd what the conkers scene is like.

Really? I’m surprised that British isn’t a non-profit. And, it’s my understanding that there’s plenty of pressure at Latin and Parker in terms of fundraising. (We “write one check” to a preschool, but there’s still a fundraising drive every year, with $1k/kid as the suggested amount, unless you can do more; I believe it’s the same at the few other preschools of which I have at least a passing awareness.)

Seems like a pretty good buy to me! I’m much happier to live with these functional but not great older kitchen and bathrooms for a while, rather than paying through the nose for someone else’s terrible taste/recent renovation and having to re-do them all over again. It’s a middle unit, so there’s not as much light as one might like.
BTW, WTF is a 1.5 car garage? Sounds like a Del Webb place in Arizona, with room for your golf cart.

Not too far off, it’s a one car garage that’s wide enough to store bikes etc.or have a workbench on the side.
