I walk by this house all the time. Love it. It’s staged beautifully. Not sure what the appetite is for a $1.5 mil house in that neighborhood — seems high.

I would say that the $825k price in ’95 was *relatively speaking* a higher price than even the $1.7m price now.
Do we really think that Lakewood Balmoral is *less* desirable today than in ’95?
The Andersonville Clark St. strip in 1995 wasn’t like it is.I remember going up there in the 1990s to Svea and it was not as nice as it is now (Clark St.) that is. Commercial districts have a lot to do with a neighborhood’s desirableness. It’s definitely more desirable now.
Even just using CPI adjustment, the $825 in ’95 is about $1.25m now.
Hard to tell id anything has been updated since ’95–mostly too ‘period correct’.
In 1995, there wasn’t much beyond Svea, Wikstroms and a lot of second hand shops. Andersonville has changed a lot since this home last sold.

Ya, I remember a kid banging on the outside bus window as i was riding down Clark flashing gang signs at me in the mid 90’s. I’m going to guess that doesn’t happen anymore in these parts.
It probably goes for between $1.2 and $1.3. Most likely need to send kids to private schools up in that hood?
