This Gold Coast Row House Has Been On and Off the Market for 8 Years: 47 E. Bellevue

47 e bellevue

This 4-bedroom greystone row house at 47 E. Bellevue in the Gold Coast came on the market in June 2017.

Built in 1885, it has 5400 square feet and 3 outdoor spaces.

It has some of its original features including crown molding, the grand staircase and bay windows.

The listing says there were new mechanicals put in in 2013.

There’s also a newer chef’s kitchen with white cabinets and a 48″ stainless steel refrigerator.

There’s also built-ins in the dining room along with limestone floors in the living room.

It has a bonus “hideaway” room, which the listing says could be used for an office, and exercise room or entertaining. You can see it in the pictures.

The master suite takes up the entire third floor and has a walk-in closet.

The row house has central air but there’s no parking. The listing says they will pay for 3-years parking across the street in the 50 E. Bellevue high rise lot.

This property has been on and off the market since 2009 both as a listing for sale and as a rental.

Bellevue is considered to be one of the top streets in the Gold Coast with a host of restaurants/shops on one end and Lake Michigan on the other.

What’s keeping this row house from selling in 2017?

Maria Metlzer at Baird & Warner has the listing. See the pictures here.

  1. One of my best friends grew up on this block. I love the location and the look of the exterior. This is exactly the type of place I would want to live if I had money. The interior is rather bland though and I think I’d want to change it to be less boring.

  2. Great looking house. However, the lot is listed as too narrow, even by Gold Coast standards (avg is between 17′ to 25′ wide lots). The MLS listing states 13′ x 100′ lot. But looking at the sketch in the photos, it seems to be more 16′ or 17′ wide. If it really were 13′, there is no way anyone would buy this for $2M. But if it were wider at 17′, then the price is fine.

Something is wrong, bc assessor sez it is 1542 sf.

Looking at a couple of things, I think that 47+49 were built on a 30′ lot, so each has a 15′ width. But that might not be right.

    OK pulled up the deed–15’5″.

  4. So 14′ wide about inside the walls? Thats pretty skinny.. my place is 17′ wide inside the walls (18′ outside) and I couldn’t imagine it much skinnier than that without feeling cramped, especially with all the stairs in this place

  6. This whole neighborhood is stuck-in-the-Eighties and people with money prefer the newer single family homes available on double lots with more natural light on streets like Wayne, etc.

  7. This unit is less than the width of a trailer home:
” the most common measurement for singlewide trailer home is roughly 15 feet wide”

You’d be surprised, a lot of these homes have light-wells on one side near the rear (of course it narrows it further on the inside) to allow natural light in. Also most of these places have skylights on the top floor.

But you’re right a lot of these single family homes that are being sold look like they were last renovated in the 80s/90s. These homes are being sold in the $1.6M to $2.2M range as rehab projects. Once rehabbed to today’s specs, the same homes tend to sell for $2.6M to $3.5M

  9. Does the 5,400 sq feet include air and mineral rights, and a hypothetical 2 floor addition and basement? Because if it does, then at $389 / Sq. Ft. this is a god damn steal.

  10. Bob Stoops (recently retired football coach @ OK) & wife purchased two nearby similar row houses so maybe this broker should be pitching it to Urban Meyer & Lovie Smith

  11. Toured this 5 years ago when it was listed at 1.8mm. No way this is 5400 sft. It has a very weird flow and no parking. There are much better properties out there for $2.1mm.

  12. “No way this is 5400 sft.”

With the lot size, it would have to be basically 100% coverage for all 4 floors.

You can see from the floorplans that it is nowhere close–it’s under 4,000 SF.

Why is Bob Stoops buying in Chicago? Does he have family here? Just a Chicago fan? Loves our Gold Coast real estate? Inquiring minds want to know.

  15. Fred’s link answers the question, but doesn’t fill in the why:

[gthooi, bc I had the same question]

Bob Stoops went to Iowa and met his wife there. She is from some small town in NE-ish Iowa–so, grew up in the Chicago zone of influence.

  16. I had a skinny little town house like that. How I hated it. Up the stairs, down the stairs, forgot something, back down, back up. Then my stairs started to be filled with items to bring up or down. Awful. But I did stay in shape.

  19. okay so the story is that Bob Stoops purchased a house right next door to his existing home. He moved into the new home and then put his old home on the market. So in effect he was just swapping houses.

  20. “Why is Bob Stoops buying in Chicago? …” & “He will be coaching at Notre Dame next season.”

Stoops quit Oklahoma while earning $5.5 mil+/yr at age 56 @ top of his career apparently b/c his father died from heart attack coaching on a football field at age 54. Imo Stoops didn’t quit a hugely successful program w/possible Heisman winning qb to pull an Urban Meyers & ‘recover’/return elsewhere.

They bought a rowhome here several years before retiring & imo took advantage of an opportunity (due to lackluster demand for this product type @ this price point) to buy a nearby redone unit believing their first rowhome currently on mkt would eventually sell. It remains to be seen whether he game plans RE investments as well as football games but my hats off to him/them.
