It makes no sense to me to have just 3 bedrooms and 5.5 bathrooms. I can think of times when everyone in the house is sleeping at the same time, but I really can’t recall a time when everyone is cr@pping at the same time…
Jon, you haven’t met Jenny yet obviously. 5.5 bathrooms for 3 bedrooms is a minimum for her.
I don’t see how you get only 3 bedrooms out of 5,000 sq. ft. I’m not particularly a fan of the raised family room either, but I think it is raised up over the garage as the deck is. I also don’t see a way to get from the deck into the yard which makes the yard pretty useless. Don’t even get me started on the lack of curb appeal either…..
I think this home shouldn’t have been built in the first place, and the sellers are going to learn that they are going to lose a lot of money on upgrades like heated sidewalks when the house doesn’t even have enough bedrooms for a family to have two kids (not sharing a bedroom at $1M) and have a guest room.
This home is the epitome of overdone!

The concept of the place seesm okay to me, but nearly every material/finish choice made is startling, and teh election to have only 3 bedrooms is astonishing–they *had* to get a 4th bedroom of decent size on that 2d floor (altho I’ll bet a dollar that there is at least 1 ‘bedroom’ in the finished basement, and likely 2, but we have a realtor who didn’t force them thru the system).
I can’t improve on the comments already posted. This place is a disaster in a number of ways. And haven’t the developers ever heard of landscaping? The place looks naked standing in the middle of the grass that way.
Jon – A large number of bathrooms is not about simultaneous use; its about convenience. A large house has a lot of bathrooms so you are always near one and don’t have to trek across the expansive house to pee. You have one off each bedroom, then one near each entertaining space, and one near the kitchen, next to the theater room, off the outdoor spaces, etc. No one wants to trek from the basement wine celler in the east wing upstairs back to the main house to use the bathroom.

I suppose, though speaking as 1 kid family, it’s not a dealbreaker. Esp if there’s a basement bed, I might prefer upstairs space used in other ways that are more useful, such as, yes, “HIS & HERS FULL BTHS”. Seems like it was customized for jenny. And don’t remem her position on elevators but gotta think she would be bored by walking up and down the stairs all the time.

I’d say Jack’n’Jill a bath with 2 beds, hallway bath and 4th bed and still have enough space for H&H full baths + H&H closets, if one is being reasonable in the layout and room sizing, in a house this size, but then it’s pretty apparent how they chose to play it.

Yea Fred – I get that. My comment was more toward the bedroom/bathroom ratio. Plus, this isn’t Lisa Vanderpump’s pad, it really isn’t. If you need to be that close to a bathroom, you may be waiting too long to start your journey.

My comment is that there is no “bedroom/bathroom radio.” If I were a crazy billionaire bachelor I could build a 20,000sqft 1 bedroom ultimate bachelor pad, but it wouldn’t make any sense to only have 1.5 baths in it. Once you hit a certain size, bathroom/sqft or bathroom/floor ratio is more meaningful than bedroom/bathroom ratio.

Its about convenience, not need or ability. By your logic master baths don’t make sense. Why can’t they just go down the hall to the bathroom like everyone else?

this one and another one built in the hood kind of like it are horrible to look at and the landscaping is bare bones.

Serious question: assuming two kids,,same gender, at what age do they need or deserve their own room? Assume close in age though I’d also be interested in knowing what is e maximum difference in age such a shared room situation could be tolerable.

More bathrooms than bedrooms is ideas. In a large house, having separate his and hers bathrooms is ideal. Then, each bedroom should have its down attached bathroom. Plus, there should be at least one other full bath near the home theater room and a powder room near the living room.

I know some CC readers who can afford 1M homes…although they do not include you or I. Also, I didn’t think you could afford $1m+, but you were just saying you had bought the penthouse for nearly $2m, so you might just be tricking me like HD is always trying to throw people off.
On the sharing bedroom question…..I can’t help too much as I don’t have kids but I don’t see it being a problem sharing rooms throughout childhood. Ideally, they shouldn’t but if the money doesn’t allow it, sharing won’t screw them up any more than anything else will. 🙂
Re sharing rooms – depends on the size of the room, but I don’t see a problem with two kids of the same gender sharing all the way through highschool. It gets tougher if they’re 4+ years apart.
Icarus, my neighbors in Brooklyn have a 2BR, so their son and daughter had to share a room through high school until they went away to college.

My neighbors have their boy & girl sharing a room but they are currently both under 5 years old. I suspect it will become an issue at some point.
We had our two boys share a room till they were 7 and 4. Then they got their own. It had gotten challenging, because one is a late-to-bed, late to rise type, and the other likes to go to bed early and get up early. It’s been years since then, and they’re still that way. Glad they can keep their own schedules.
After finally being able to look at the listing, I now truly understand the depth of everyones remarks. I had thought that Sabrina’s photo of the property was bad enough, but it seems that it is actually the most flattering image possibly for this property. Everything about this home, from the the most insignificant of details to the layout to the exterior, just spells out everything that was wrong with the bubble.
I feel bad for the neighbors.

How old are your kids, Groove?
We do enforce bed times, but the older one is almost 13 and the younger is 9, and if one of them wants to stay up late reading in bed, we don’t discourage that. Our younger one sometimes reads till 11:30 p.m. As long as he’s not bothering anyone, I don’t have a problem with it.

Not normally, but at times, yes. Usually he’s asleep before 10:30. We’ve kind of given up trying to get him to sleep earlier, but we do enforce an in bed by 9 rule.

my kid preschool age will say he is hungry at 8:30pm, i say its bedtime and if you were hungry at 8:15 then you would be full right now but its 8:30 and head hits pillow eye tight good night. same when i was young hungry, homework, book, family visiting didnt matter bed time is bed time and if i wanted to do any of those things i should have started at 6 not wait till bedtime.
now my wife when i am not home will play the bedtime game with him, where he come out 5000000 times and has 100000000 excuses why. (all really darn clever for a kid his age) and he will end up finally falling asleep at 9:30.
when i am home the kid knows the rules, and tries only once before daddy puts on his dictator hat.
same with eating veggies, dont eat them then it means your not hungry so dont ask for milk at 7 or 8pm plus i will warm them up for breakfast and if you dont then i will warm them up at lunch. you will have to eat eventually.
now the wife is better at staying stern on that, i usually cave if he makes it to breakfast.
Groove, it gets more complicated as they get older. You have to pick your battles.

kids hate vegetables but will eat hummus and apples. I draw the line at too much junk food through. who wants to eat food they don’t like?
It gets harder to be a dictator when you look at your kid and realize you’re eye to eye. My older one is almost as tall as me. Also, they develop critical thinking skills and get a lot better at arguing back. Not to say I let them push me around, but I hesitate to yell and demand certain things because it’s just not as effective.

When i was 16 taller than my pops and about 20lbs more (of solid muscle too) than my pops, i somehow summoned the ballzz to talk back to my dad and mom at the same time.
My Dad then grabbed me by the back of my neck dragged me to the back yard and said “put up your dukes, i will even give you first swing”.
Yep i punked out and apologized to both of them, got grounded and had to paint the garage. funny thing is my pops only hit once in my entire life, but i respected and feared the man always even to this day.
