This Stately 3-Bedroom Georgian Reduces $174,100 in Sauganash: 6244 N. Kirkwood
We last chattered about this 3-bedroom Georgian at 6244 N. Kirkwood in Sauganash in January 2013.
See our prior chatter here.
At that time, it was listed at $829,000 which many of you thought was simply too high for a home that needed updating.
Since that chatter, it has been reduced several times and is now listed at $724,900.
Built in 1949, the house is on an oversized irregular lot measuring 109×128.9×73.2×124 and has a rare attached 2.5 car garage.
It has several bay windows and 2 fireplaces.
There’s a first floor family room and 2 wet bars.
There’s also a recreation room in the basement.
The last time, some of you thought this would ultimately sell in the $600,000s.
Is this property a cautionary tale about starting out too high on the price?
The price has been reduced nearly every month so far in 2013.
Quin O’Brien at 4 Sale Realty still has the listing. See the pictures here.

Yes.
If you are in this price bracket and like the hood then here is a much better option.

HUGE lot and home with some over personalized finishes. Needs a few updates but much more private and can easily support an addition. Groove should buy it just for the Basketball court out back.
Wow. That kitchen looks almost identical to the one in the house where I grew up. It brings back good memories, but I would not want to re-live those memories by having that same kitchen in my current home.
jp3, i wonder if that place got any water when we had those floods… interesting house though
At first I saw the picture and thought this is a nice lil house.. all well manicured on the outside. Then I looked at the interior pics and need to go outside for a long walk to recover. Needs a complete reno.
“Wow. That kitchen looks almost identical to the one in the house where I grew up. It brings back good memories, but I would not want to re-live those memories by having that same kitchen in my current home.”
It is almost identical to how my kitchen looked when I bought my place, except the prior owner put in an insanely high end stove, which looked truly bizarre in that setting, and the color scheme was yellow, puke green and eggplant.
Sonies,
I was thinking the same thing when I saw the listing. The good news is that I was in that house recently and it was clear that there was no water! Basement was fully finished and was high and dry. it was a bit of a surprise but at that point the homes are actually about 25 feet above the river.
Given that kitchen and that sunroom, I don’t even want to imagine what the baths look like.
Otherwise, it’s a lovely house.
I bet it smells like old people.
Needs to be cleared out and staged.
Love that house listed jp. Being a kid who grew up in the 70s I have an odd affinity for basement, old fashioned bars and family rooms. The house just needs a little updating and its good to go. Though I hate breakfast bars in kitchens. The stools take up too much room and is anyone ever actually using them. What’s wrong with having a sturdy table in the dining room and using that?
Driven past this house a few times.
Huge lot, seems like good bones from the outside.
The for sale sign was taken down a few weeks ago when we had that crazy rain. I thought it had sold. Maybe coincidence but I would take a careful look at the basement.
I swear there was an A/C unit on one of the southern windows. Assumed it didn’t have central A/C but the listing says otherwise.
Would be interested in what Architect thinks about renovation costs, possibly adding a fourth bedroom upstairs.
Great hood for kids, especially if you have a residency requirement.
House was originally priced too high and also started as “for sale by owner”. Probably be long gone with realistic pricing and a decent agent to start.
You’re joking about the mid-century property as a comp, right? Totally different crowd of buyers than those who want stately Georgians. I’d RUN if my agent took me to that one.
comps go by sq foot not style.
Java – missed the point entirely.
HD – nice save there!
All goofy….saw recently. Great, great house.
