    Young couple bought too soon, they would have been better renting. How in the world are they going to sell this for less? Do they really have this much cash to bring to the table? Or, is this a short sale that’s not listed as a short sale so as to scare away potential buyers….that happens all the time you know.

  3. I really like this place a lot. There seems to be a great amount of living space with a formal dining room, living room, sun room and eat in kitchen. Only down side I see is 1 bathroom. Although if you are using the 2nd bedroom as a guest room or office I think this is a great option.

    I agree with EL is asking “Hows the ‘hood”? I know nothing about this area. Is it a good option?

  7. The neighborhood is quiet, safe, family oriented. Nothing hip or cutting edge. This specific location is a nice walk to Clark St/Andersonville shops and eateries, and it’s also not too bad a walk to Lincoln Square, either. Great access to brown line, but a long ride once you’re on, if heading to the Loop.

  9. I personally was never a fan of the area around amundsen HS, but thats just me.

    This is a very nice space and laid out very well. If i wanted a condo in that area i would love to call this home at 227k.

    the bathroom “Lowes Special” is my only gripe about his wonderful place. I like the cool idea with the tile. (we almost used those faucets and shower head for our basement bathroom)

    Not a short sale. Whoops… dropped my pipe. Ok, back now.

    Seller can sell and I’d like to see this under contract after the weekend… by early this week. This is a “super” two/one with everything and allows for formal entertaining, office, guest room etc… Great hood on Winnemac Park, plenty to walk to. Small well run building, 100% owners. Way nicer living than average two/ones.

  11. Thaks Icarus… we try. We lose a lot of listings for properly setting the seller’s expectations, only for them to go on higher with another Realtor. I understand it’s hard to hear what we tell people every day and many just can’t sell.

    Some sellers come back to us, some end up at our suggested price later with their Realtors and are now chasing the market.

    However, there are times we take listings too high for certain reasons due to our client relationship…but, they always hear what we really think will happen and we plan accordingly with their decisions.

  12. Groove, it’s hard to get away from a high school in Chicago and last time I checked most are not very good. If it freaks anyone out, stay inside at 8AM and then 3PM.

    That said, this is not on the block of Amundson (it’s south and east) and oh yeah, there is an awesome huge Winnemac Park that EVERYONE in the hood comes out and enjoys. Baseball, softball, kickball,soccer, track, dog owners, families, couples, singles… it’s really a site on nice evenings.

    back about 5 years ago amundsen had open gym on saturday, some fun pick up games there.

    that area is nice but not my thing i “personally” would rather be south of/on Lawrence.

    If it sells at this price, it gives me hope that the day I can sell my 2/1 for at least what I owe on it is closer.

    I just kinda fear that when the day comes where prices start to rise again, I’ll feel like I missed the chance to buy a SFH at dirt cheap and will pay more for the same home.

    This is a pretty nice area the park is nice, we play football there sometimes. Too close to this woman I can’t stand though, ugh… now I hate the place.

  24. I no nothing about the neighborhood so sorry if my comment is stupid, but the inside space is alright. I actually like the kitchen cabinets. One down side is 1 bathroom. One thing I have learned during my relationships/marriage is never share a bathroom with a guy even if he is very clean : )

  43. I thought Amundson High was going the magnet route with special programs, etc. to make it more attractive to the “locals” as an education option for their kids. How has that been working out?

    One-bath residences for families with two wage-earners have become less attractive in the eyes of such families over the past few decades.

    It’s now expected that a home have at least 1.5 baths and preferably at least 2; one for hubby,kids and guests and a “master” bath for the “mistress” of the house. (Oh come on now, admit it now; how many times have you seen the “master” with pink, frilly, wedding-gift towels and fancy cosmetic displays…and plain towels, out-in-the-open shaving supplies and the tell-tale raised seat in the hall bath?)

    As for trans downtown, I’d take the Metra from the Sears lot at Lawrence rather than the L.

    It does sound like we are spoiled but I look at it more like we want the best that technology can deliver. There was a time when indoor plumbing was a luxury to be had only by the very rich. Now we have a better infrastructure and know that if you’re gonna lay pipe, might as well lay enough for multiple powder rooms.

    I would only make a comment about selling a unit soon (i.e after this weekend) if I had a reasonable expectation (my professional opinion) that the unit would actually sell soon. That is my reasonable expectation for this place. They are doing all the right things.

    For all those that question every seller’s personal and financial situation, a professional Realtor should know if a seller can get a deal done or not prior to listing. These folks can get a deal done and are offering a very nice value to someone.

    My business partner and I work really close with clients and potential clients by developing a plan that fits their situation. We are very concerned about setting the right expectations. No one likes surprises.
