Short sale with uncooperative bank I’m guessing, this was under contract some time back and now is back.
I wonder if the wide angle pic distort how cramped this place may be.
I saw this unit, it is in poor repair and somewhat cramped.
Looks nice enough from the pictures. I’m not a fan of the location. I’d really need to see the interior or at least walk the property to get an idea.
It’s too bad they need to sell with what looks like two kids in the mix. Divorce, job loss, strategic default???
If they were able to refinance with HARP they should be able to rent the place out to cover the monthly nut.
If they had put 20% down to start, they wouldn’t be facing foreclosure….
The living room area with all the different types of brick is gross, but I love the little back yard. $425k seems like a fair price.
I hate the exterior, but could work with the interior.
Exterior kills it for me though.
That’s about $2500/month–seems damn reasonable, even with the compromises. *IF* the owner/bank get on the same page on price, and *IF* no serious inspection issues, expect it will go quickly (again).
Huge plus that this is an end unit, and has that side yard, too.

Side yard, plus end unit plus updated kitchen equals $30k, easily (which may be the bank’s issue).
I think this is a great unit and will sell quickly. Good location, interesting layout, enough room and parking.

OMG, I toured this place yesterday….we questioned hold old those pictures were. I realize now why it went under contract and is now back. there was duct tape holding together the furnace. this place is a dump and a total gut. when we saw the pics and price, we thought, well, most of the rooms looks decent enough….noooooo. every room, including bathrooms need to be redone. not to mention the back yard is a mess! and those awful custom windows…we could feel the breeze coming through. no thanks, keep looking. this is a big time loser!
and parking is not gated, its simply a spot in the back on a concrete slab.
and look at the pics. couch is how far from the tv? maybe one couch fits in there, but def not a sectional etc. its not great usable space. bedrooms, outside space and location are very nice though
This is worth list. Would be a fun one to renovate (and doesn’t need that much work).

If you look at the floorplan, they have the couch in a little nook between the main part of the living room and the kitchen. There’s a lot more room for a sectional if they’d move the seating into the 2-story part of the room, although granted that does make positioning a TV more challenging.
I think I’d consider ripping out the fireplace and replacing it with a built-in entertainment center/bookcase instead. the stone’s kind of ugly and I’d imagine that it’d be expensive to mount a TV properly on it (which looks pretty awful anyway). Fireplaces in more confined city residences just seem like such a waste of space and always seem to occupy the space that would best suit the function people actually use for hours a day in their homes.
why did you take my comments down? I actually went through the place, and its a fair assessment of its condition. I really wanted that place to be awesome, trust me. but it is not represented accurately with the pictures. there were literally doors missing off the kitchen cabinetry….the only thing worth keeping was the granite counter top. that could stay.
