  1. This strikes me as QUITE nice… but also overpriced. Hard to say, because I haven’t been looking lately, but… $400K? $425? What do you guys think?

  2. Isnt everyone saying 2002 pricing? That would put it below 350.

  3. A–2002 pricing is aggressive for anywhere in Chicago but for the most marginal/tanking areas (at least, if you are talking about paying today). So far, LP has held up better than other areas. I do believe it is in for a fall… but I doubt it would drop to 2002. I was thinking 2004 prices (which is more hearish than my predictions of about six months ago of 2005 prices for LP!).

    I don’t, however, think this seller would accept 2004 prices if I offered it *today* (unless they are smart and want to actually move it, rather than carrying it over the winter). But I do think that 2004 prices are about what your avg. LP place is *worth.*

    That being said, if the list was $350,000 I would run over and buy it this afternoon. 🙂

  8. If you’re willing to live right on the L in Lincoln Park, there are better deals out there than this place. Most of the townhouses on Bissell just north of North and Clybourn have been listed for around 400K in the last year or so that I’ve been looking.

  9. It’s not right on the L, just across the street. So I guess the place won’t shake but you will hear it inside. Terrible traffic in that area. I know someone who got a TH in bucktown last month for 500 that seems a lot nicer than this.

    Even numbers are on the west side of the street. The L is west of bissell. Hence, it is right on the L, unless the house number is incorrect.

    Thanks Bob. This is a really OLD Crib Chatter post. It’s interesting to see the original CC properties coming back on the market 4 or 5 years later.

    That other completely remodeled townhouse just a few doors down sold for, what $425k a year ago?
