Trump Tower Penthouse Returns to the Market: 401 N. Wabash in River North

The 89th floor penthouse in Trump Tower at 401 N. Wabash in River North came on the market in September 2021.

Trump Tower was built in 2008 and has 486 units and an attached parking garage.

The hotel is on the lower floors and the condos are on the higher floors.

The building has a 14,000 square foot spa health club with a pool, outdoor space available to residents on the 16th floor, a club room and room service available directly to the condos.

It has door staff.

The condos have a separate entrance and elevators.

The listing says this penthouse has a private elevator accessed through a fob.

It has the entire top floor and has 360 degree views of the city and the Lake.

The penthouse has 19 foot ceilings in the living area with 18 foot floor-to-ceiling glass windows.

The listing says it is a “vanilla box” with just the walls and ceilings finished.

The buyer should “bring your own designer.”

There is no kitchen, bathrooms etc.

The listing says “Nothing like this has ever been or will ever be on the market again.”

According to Crain’s, the penthouse originally sold in 2014 for $17 million, which was a 53% reduction off the original asking price of $32 million.

The buyer was Sanjay Shah, the CEO of a suburban software firm.

According to Dennis Rodkin at Crain’s, Shah intended to finish building out the penthouse by 2018, but he never did.

Rafaeli also represented the penthouse at that time, and he told Chicago magazine that he expected finishing it into living space to cost between $4.2 million and $9.8 million at the going price for high-end finishes, up to $700 a square foot. Upper-end finishes now go for more like $1,000 a square foot, if not more, so finishing the space could run about $14 million, on top of the purchase price.

Rafaeli said in an email that Shah “did not complete the property because he became more focused on his business, which took a lot of time away from him. In addition, his two children are now grown and moved on, so it is a very large space for just two people.”

This unit has central air and heating and includes 4 parking spaces.

Listed for $30 million, is 2021, with the stock market near record highs, the perfect time to sell this penthouse?

  5. At $40,000 a month for property tax and HOA combined I hope it includes a few parking spaces!

    Certainly this is for a very limited buyers pool, and I sense it might have to fall toward $20 million to find someone. On the positive side, this is truly a unique space with arguably the best views of any residential unit in the city.

    The negatives are there too, assuming you can afford it. That ugly stain of a sign on the building, for instance. The questions about whether the downtown real estate and office market can fully recover from Covid, the lack of outdoor space, and the fact that whoever buys it has a lot of work to do on the unit.

    $10 million units in the St Regis are still closing, even during a pandemic.

    Tribune Tower has also started closings and it’s selling for over $1,000 a square foot.

    The rich aren’t having any trouble buying right now in the vicinity of Trump Tower.

    But, as you said, Dan #2, there is a limited pool of buyers at this price point in Chicago. Heck, even at $15 million, there’s a limited pool. And you’d have to put another $10 million in it to build it out?

    Most won’t want to do it. Even the rich don’t have vision. Yeah- they can hire designers to do everything. But most would rather just move into a finished unit in One Chicago, Tribune or the St Regis.

    I’m not saying this unit is a deal — there is little to compare it to. But I do love that there are plenty of deals in this building due to people not getting over the Trump presidency and letting their emotions take over. They’d literally rather lose hundreds of thousands than live in “bad orange man’s” domain.

    I’d consider buying in the building if I could be sure none of my money ever went to Trump or anyone in his family (I mean the HOA part of my money). Even if some of it goes for room service at the hotel being available to building residents (not sure if that’s the case, but it’s my example), then I wouldn’t buy in the building, because Trump still owns the hotel, or at least I think he does.

    The name in huge letters that can be read a mile away is a disgrace. Even if the name on it were “Obama” instead of Trump I’d say the same. It’s an ugly ad for a single person who obviously craves the worship and attention of everyone in the city due to his deep-rooted insecurity.

    No one should be allowed to foul a building and destroy lovely view of the river that way. I felt the same when the “Karroll’s” sign overwhelmed the historic Reliance building on State Street back in the day.

    I don’t think today’s sellers in the building are selling to make some kind of statement at this late point. I mean, it’s been nearly 5 years since Trump won.

    Yes, values have fallen in the building. Even without it being Trump Tower, however, it would already face a lot of competition from all the newer luxury buildings. The kitchens and baths are now 13 years old. Tastes have changed. Different finishes are in style now. Luxury buyers want the current trends or you’re going to have to price it accordingly.

    I’m assuming those who are selling in 2021, are doing so because they want to move, even if it means losing a lot of money. Otherwise, you wait in the building and hope values turn around over the next few years.

    Life moves on. Some owners clearly don’t want to stay to see if it turns around.

  22. Shah seems delusional at $30mill. IIRC this was $50mill way back when the bldg was brand new and it languished for years on the market. Price drop to $32 mill and it still languished for years. This was all before Trump was a villain and there was arguably some prestige to a Trump property.

    Even Shah himself didn’t think it was worth $30mill 4 years ago and paid almost half of that at only $17mill. All he does to it is put up drywall and he thinks that makes it worth $30mill now? In a bldg that has seen resale values drop 30% in recent years? In a bldg who’s namesake is now notoriously despised?

    Idk I bet he’ll be lucky if he gets his $17mill back.

    (All that said it is a one of a kind unit with unbelievable 360 views for miles)

    It DID succeed. That was the whole point. Obviously Trump wanted Pence to not certify the election, which he refused to do. And he then wanted the mob to “stop it” somehow, which is why Pence, Pelosi, Schumer and McConnell all believed it was imperative that they return to the Capitol that evening, once it was secure, to certify it. You couldn’t allow them to succeed on the certification.

    As I said, there is always a first attempt. They literally breached security and were within steps of the Vice President as well as other Senators and Congressmen.

    Other parts of the coup failed but, again, were testing the system, including the 6 point memo laid out by attorneys to the Vice President about how he could subvert a legit election and declare the loser the winner.

    Much of Jan 6 failed because Trump is a poor politician and leader. The next person who attempts it might not be.

    If you recall, there was a first attempt to take down the World Trade Center in 1993. They failed. They were mocked (renting the truck with their legit credit card? Dumb.)

    Second attempt succeeded. Lessons were learned.

  94. Yes, things like maintaining the elevators is done by contract with a company that specializes in that, but that is a major expense, as is maintaining the other machinery in the building. There is a lot of machinery, like emergency generators, boilers and heaters, the pool.

    However, maintenance people in super-high buildings are often trained to fight fires in these buildings. They also do all the minor repairs and adjustments on boilers, pool equipment, electrical, and plumbing. There are also usually numerous housekeepers to keep the common areas absolutely pristine as expected. Even in my modest 66 unit courtyard, our maintenance men are pool-certified, CPR certified, and mind the boilers, the pool heater and other equipment, and they do small plumbing and mechanical repairs, while major ones are done by companies that service this equipment.

    There are also many types of insurance- the building insurance, workman’s comp, separate roof insurance, liability insurance, D&O insurance,to name a few.

    The debt ceiling has always been raised. It’s not a political issue unless you’re Mitch McConnell and decide to make it so.

    They should be ashamed of themselves. Like I said before, Ronald Reagan called anyone using the debt ceiling for political gain a terrorist.

    But nothing shames them. Not even supporting an insurrection against the constitution.

The issue for the Dems is that Nancy cant get everyone on the same page and get any GOP support. At the end of the day she’s going to bling and gut the Progressive caucus to get the GOP on board.
