when the change in pictures was mentioned, I looked at the old pics and figured they swanked the place up a good bit for the new ones. not the case.

Pictures are awful, especially the almost completely dark picture of the living room. Assessment and taxes seem low, which may help support the price, but I’d guess this goes for under $220,000.
Obviously not that motivated…apparently at anything.
Buyers in this price range are MUCH more picky than they have been in the bubble days of yore. Probably will go for $185K-$195K.

Motivated seller – doesn’t look like it!
Seriously? Dirty clothes and bicycle in the “dining room” in the pictures? This has to be rental.
As though the place weren’t already a sad dump, the owners didn’t make the least little effort to stage the place. Can’t believe that agents photograph places for sale that look this way.
Do you seriously want to sell your place? Then do these little things:
1. Close the toilet lid, dammit.
2. Pick up all the junk- the clothes draped over chairs and sofas and the junk allover the kitchen counter and all the magazines lying around and the 1000 magnets and kids’ drawings on the fridge and stuff on top of it, and all the tacky “decorative” articles and whatnot spread all over the place.
3. Clean the house to a shine and take out extra furniture that makes the place look overstuffed.
4. Paint the place a soft, warm off-white, or some other nice neutral color.
Why couldn’t the listing agent suggest cleaning up? Someone needs to get fired.
Yeah fire the client! Some listings just cost an agent time and money. I’d bet this is one of them.
Or bite the bullet and hire VHT or some other “pro” who knows how to stage and shoot. I have NEVER been disappointed with their work.
I like the pictures. They reflect what this place is accurately: a dump.
