Trying to Sell a 2-Bedroom Duplex Loft 6 Months Later: 203 S. Sangamon in the West Loop
This 2-bedroom duplex loft in the Beacon Lofts at 203 S. Sangamon in the West Loop recently came on the market.
It has authentic loft features including exposed ductwork and bricks and extra tall ceilings.
One bedroom is on the main floor (looks like it doesn’t have a window) and the master bedroom is on the second floor overlooking the living room.
It has diagonal hardwood floors.
The kitchen has maple cabinets, granite counter tops and black appliances.
There’s central air, washer/dryer in the unit and garage parking included.
It last sold just 6 months ago, in April 2013, when the market was much hotter.
The loft has come on the market $13,500 more than the last sale.
Will it be able to sell quickly in this fall market?
And for what price?
Elizabeth LaTour at Dream Town has the listing. See the pictures here.

The Wells Fargo/JP Morgan earnings reports were interesting this morning (in terms of housing.) We already knew that mortgage applications were way down because all the big banks have been saying that for some time now and they’ve all been laying off mortgage brokers.
A lot of that is refis but they’re not seeing great numbers in new business either.
A couple of housing analysts have also recently lowered fourth quarter and full year new home sales estimates to reflect the slowing market. It looks like this latest little mini-boom is now coming to an end.
I live a couple blocks from this loft. It’s located directly across Adams from the new Mary Bartelme park. Maybe it’s the new park, maybe it’s all the restaurant activity on Randolph and maybe it’s the slow end to the Great Recession but the neighborhood has changed pretty dramatically in the past few years. Lots of stay-at-moms doing yoga in the park in the morning and baby strollers & nannies everywhere.
Can they get $450K for this space? I certainly hope so.
Both bedrooms are open… I know its a loft and all but this one is not a 450k one in my opinion
Tough with a comp $31K under yours:

hey talking about lofts in the west loop, any new news on the 1000 w washington building? (i may be off on the address) Didnt it have about 3,000,000 lawsuits going on at it ranging from leaky windows to water damage and other stuff?
is all that cleared up and fixed yet? they always had some cool units in that building
