We haven’t chattered about homes in Schorsch Village in the Dunning neighborhood in awhile because the inventories, like everywhere, have been low.
But this 3-bedroom brick English cottage at 3338 N. Rutherford has been on the market since July 2009.
Built in 1940 on a 30×125 lot, it has a 2-car garage.
The first floor has hardwood floors and a wood burning fireplace.
The kitchen has white appliances.
There isn’t central air but there is a full, finished basement.
Two of the three bedrooms are on the main floor with the third on the second level.
The listing says there is new electric.
The house has been reduced $77,000 since 2009 to $247,900.
What are these vintage homes selling for in these non-GZ neighborhoods?
Will this one finally find a buyer in 2012?

Why bother trying to call a bottom on something as bad as this? Confucius say, “He who pick bottom have smelly finger.”
CCRD shows deed in trust filed in 91. Someone either was greedy or trying to pay for a lot of hospital/ederly care bills.
Shame that they chased the market, if they had priced aggressively it might have sold during the tax credit days.

Inventory is abundant over here, and many bank owned and short sales going for 150k, makes a hard sell.

Product is down about 30% from the height of the boom; and unlike crack or meth, the product does not sell itself.
I was driving in Dunning just west of Oak Park Ave. near IrvingPk./Addison, and there were 2-3 realtor signs on every block.

per Redfin (cheap and dirty), there are about 280 SFHs currently listed in Dunning, and about 320 sold in the past year. 10 months doesn’t seem like an especially low inventory.
‘gansett to Harlem, Belmont to Addison has 60 for sale, and 59 sold in the past year.

also i thin belmont to irving is a better boundry
A good next step for the seller is to rip off all those hideous awnings! Those are instant warning signs that a property is dated. Doesn’t look there’s much to do in Dunning… a hard sell for young couples.
I like the street name… Rutherford. I’m thinking that might just be the name of my next dog.

Yes- in SCHORSCH VILLAGE. I didn’t mean to imply there is nothing for sale in all of Dunning.
And no- there isn’t a “for sale” sign on every block in the Village. There are a few others for sale right now – but they are smaller 2/1s or just weren’t interesting to me. There hasn’t been much on the market in the Village this spring/summer selling season.
Such a charming little pocket nabe here, should have found a buyer by now, except…
Like so many other “nice neighborhoods” on the Northwest Side, this is located in a “no man’s land” with extremely poor access to quick public trans to the Loop. Going downtown means spending well over an hour on the bus/L or bus/Metra. Today’s young people are very “green” minded and want a home in an area that’s bike/CTA friendly. Unfortunately the city “blew it” 60 years ago when, like so many other municipalities, it assumed that the private car would be the “only” method of transport that postwar people would want/use. They didn’t foresee the sea-change coming in the 1970’s and beyond, when the Baby Boomers started striking out on their own and revitalized the old “slum” areas along the Red and Brown L tracks. Had an L line gone along Belmont or Addison,say, this home would have found a buyer by now.
